Financial Controller

Client Details

Our client is a prominent, well-established real estate developer with a diverse and premium portfolio of residential properties, commercial assets and hospitality projects across the region. They are looking for a high-caliber Financial Controller to lead their financial governance and spearhead the strategic corporate financing and treasury functions.

Key Responsibilities

1. Project & Corporate Financing

• Debt Origination & Execution: Formulate, structure, and execute multi-billion-dollar financing transactions, including syndicated loans, bilateral facilities, bridge loans, and construction/project financing.

• Deal Lifecycle Management: Manage the entire financing lifecycle from bank pitching, term sheet negotiation, and detailed funding plans to legal documentation execution.

• Bank Syndicate Management: Actively maintain and scale robust relationships with an extensive network of local and international banking partners to secure competitive financing and transactional terms.

2. Real Estate Treasury Operations & Risk

• Cyclical Cash Forecasting: Develop and stress-test advanced rolling liquidity models tailored to property development cycles

• Covenant Monitoring & Refinancing: Rigorously monitor project-level and corporate-level debt portfolios to ensure flawless compliance with financial covenants; lead negotiations on facility amendments and extensions.

• Treasury Automation: Oversee cash optimization, deposit placements, and the optimization or implementation of Treasury Management Systems (TMS) to institutionalize strict security and data control frameworks.

3. Financial Control & Real Estate Governance

• Financial Reporting: Oversee the group’s financial accounting, consolidations, and timely reporting in strict compliance with HKFRS / IFRS and statutory listing rules.
• Project Cost Control: Partner with cross-functional project management and commercial teams to review joint venture (JV) structures, M&A inputs, and asset valuations.
• Audit & Compliance: Serve as the chief liaison for external auditors (Big 4) and tax authorities, ensuring watertight internal controls across all property subsidiaries and project-level SPVs.

Qualifications & Experience

• Education: Bachelor’s degree in Accounting, Finance, or a related business discipline.
• Professional Qualification: Certified Public Accountant designation is mandatory.
• Experience: Minimum of 12 - 15 years of progressive financial leadership experience, combining a foundational background in Big 4 audit/assurance with extensive corporate treasury experience inside listed property developers or major conglomerates.
• Real Estate Financing Track Record: Verifiable experience executing mega-scale syndicated loans, project/bridge loans, or green development loans.
• Technical Acumen: Elite proficiency in financial modeling for debt schedules and real estate cash flows
• Languages: Fluency in English and Chinese (Cantonese and/or Mandarin) is required.
