What they need

About The Role:

Grosvenor Facilities Management (GFM), part of Grosvenor House Group, delivers integrated facilities management solutions to a diverse portfolio of clients. With a strong focus on service excellence, innovation and long-term client relationships, GFM provides a comprehensive range of services, including maintenance, building services, lifecycle management and property improvement projects.

We are now looking for a commercially minded and proactive FM / Minor Works Project Manager to join our team and support the delivery of a varied portfolio of projects across our regional client base.

This is an excellent opportunity for an experienced Project Manager, Quantity Surveyor or Building Surveyor looking to take ownership of a diverse range of facilities management and minor works projects.

Project values will typically range from £50,000 to £2 million, covering fire door replacements, re-roofing, lifecycle replacements, refurbishment works, compliance upgrades and wider building fabric improvements.

The role has a strong commercial focus, with responsibility for pricing works, preparing quotations, managing project costs, maintaining client relationships and ensuring projects deliver the expected financial and operational outcomes.

Our specialist subcontractors are generally self-sufficient in delivering works on site, allowing you to concentrate on the commercial and management aspects of each project, supported by periodic site visits and quality audits.

You will work closely with clients, subcontractors, suppliers and internal stakeholders to ensure projects are delivered safely, efficiently, within agreed budgets and to the required quality standards.

The position reports directly to the relevant management lead and offers the opportunity to make a tangible contribution to GFM's project delivery and commercial performance.

Key Responsibilities:

  • Manage a portfolio of minor works, refurbishment, lifecycle and facilities management projects, typically valued between £50,000 and £2 million
  • Oversee projects from initial site surveys, scoping and estimating through procurement, delivery, inspection and final handover
  • Prepare project programmes, monitor progress and proactively manage risks, delays and operational challenges
  • Coordinate subcontractors and suppliers, ensuring works are delivered in accordance with agreed specifications, timescales and contractual requirements
  • Conduct periodic site visits and quality inspections to verify progress, workmanship, compliance and overall project delivery
  • Manage variations and additional works, ensuring changes are appropriately scoped, costed, approved and recorded
  • Oversee snagging and remedial works, ensuring outstanding issues are resolved before project completion
  • Manage urgent and reactive project works where required, minimising disruption to client operations.
  • Prepare accurate cost estimates, quotations and budgets for minor works and lifecycle projects.
  • Conduct site surveys and assess project requirements to establish appropriate scopes of work, resource requirements and likely costs
  • Obtain, review and compare subcontractor and supplier quotations, assessing pricing, specifications, delivery timescales and value for money
  • Prepare and issue tender enquiries, negotiate subcontract packages and support procurement decisions
  • Monitor project expenditure, maintain accurate forecasts and ensure projects are delivered within agreed budgets
  • Identify commercial risks, opportunities to improve margins and potential additional works
  • Review subcontractor applications and invoices against agreed quotations, completed works and contractual requirements
  • Liaise with finance teams to support accurate invoicing, client recharges and timely recovery of payments
  • Maintain clear commercial records, including quotations, purchase orders, variations, cost reports and project financial documentation
  • Act as a key point of contact for clients throughout the project lifecycle
  • Build strong working relationships with client representatives, subcontractors, suppliers and internal facilities management teams
  • Provide clear updates on project progress, budgets, quotations, risks, programme changes and outstanding actions
  • Attend client meetings and represent GFM professionally, ensuring expectations are managed effectively
  • Identify opportunities to develop client relationships, convert additional works and support the growth of the minor works portfolio
  • Ensure all projects comply with relevant legislation, industry standards, CDM Regulations and GFM policies
  • Review and manage risk assessments, method statements and other project-specific health and safety documentation
  • Monitor contractor compliance with site rules, safe systems of work and agreed quality standards
  • Ensure appropriate permits, certifications and statutory documentation are in place where required
  • Maintain high standards of health and safety throughout project delivery and site inspections
  • Ensure project handover documentation is complete, including operation and maintenance manuals, warranties, certificates and as-built information
  • Maintain appropriate compliance records and golden-thread documentation where required for specialist works, including fire safety projects
  • Produce accurate project updates, financial reports, progress reports and KPI information for clients and management
  • Maintain organised project files and ensure documentation is complete and accessible
  • Support lifecycle planning, asset replacement programmes and wider property improvement initiatives
  • Identify opportunities to improve project delivery processes, contractor performance, cost efficiency and customer satisfaction
  • Contribute to the continued development of GFM's project management and minor works offering

About You:

  • Experience within facilities management, construction, building maintenance, refurbishment or property services
  • A strong understanding of estimating, pricing, tendering, quotations and cost management
  • Experience reviewing subcontractor quotations and negotiating competitive commercial terms
  • The ability to manage project budgets, monitor expenditure and protect profit margins.
  • Experience coordinating subcontractors and monitoring the quality and completion of works
  • Good knowledge of building fabric, lifecycle works, refurbishment or associated property improvement projects
  • Strong client-facing skills and the ability to communicate confidently with stakeholders at all levels
  • A sound understanding of health and safety, risk management and statutory compliance
  • Excellent organisational and problem-solving skills, with the ability to manage multiple projects and competing priorities
  • A proactive, commercially aware approach with a focus on delivering value for money and high-quality outcomes
  • Proficiency in Microsoft Office and familiarity with project management or CAFM systems
