Foreclosure Operations Management and timeline oversight.

Legal Deadline Monitoring, extension reviews, and compliance management.

Bid Calculation, CAFMV analysis, and valuation review.

Financial Analysis, debt reconciliation, and foreclosure fee/cost calculations.

Regulatory Compliance and risk assessment.

Legal Document Review and foreclosure status analysis.

Attorney, Vendor, and Investor Coordination.

Strong analytical, problem-solving, and decision-making capabilities.

Excellent written and verbal communication skills.

Strong organizational skills, attention to detail, and ability to manage competing priorities in a high-volume servicing environment.

Audit readiness, documentation management, and process adherence

Key Responsibilities

Foreclosure Sale & Bidding

Manage foreclosure bidding activities for FHA, VA, USDA, FNMA, FHLMC, and private investor loans.

Review appraisals, BPOs, valuations, reserve bids, and investor instructions.

Calculate bid amounts based on investor guidelines, property value, debt, and state requirements.

Maintain bidding data and foreclosure records in servicing systems.

Coordinate with attorneys, investors, vendors, and internal stakeholders on foreclosure sales.

Legal Deadline Management

Monitor First Legal Deadlines and foreclosure milestones.

Review and apply extensions related to bankruptcy, loss mitigation, repayment plans, forbearance, SCRA, FEMA, short sales, and foreclosure moratoriums.

Update servicing systems with revised deadlines and escalation notes.

Escalate missed deadlines and exceptions to management.

Fees & Costs Administration

Request and review foreclosure attorney fees and costs.

Validate recoverable expenses using state recoverability guidelines.

Reconcile billed versus unpaid expenses and update servicing records.

Support payoff and bid calculations through accurate fee analysis.

Compliance & Risk Management

Ensure compliance with investor, HUD, FHA, VA, USDA, FNMA, FHLMC, SCRA, and state regulations.
