Position Overview

The General Maintenance Technician will be responsible for completing a variety of general repair, maintenance, and property turnover tasks at residential and commercial properties.

This position is ideal for someone who is a hands-on problem solver and has experience with general home or property repairs. The right candidate should be comfortable working independently, diagnosing basic problems, communicating with clients and management, and completing jobs efficiently and professionally.

Responsibilities

• Perform general maintenance and repair work at residential and commercial properties
• Complete property turnover and make-ready repairs
• Repair or replace doors, door hardware, locks, hinges, and other basic hardware
• Repair drywall, patch holes, and perform minor wall repairs
• Perform basic painting and touch-up work when needed
• Replace light fixtures, switches, outlets, and other components when legally permitted and within the employee's qualifications
• Install and replace basic fixtures and hardware
• Perform minor plumbing repairs such as replacing faucets, supply lines, toilet components, and other basic fixtures
• Repair or replace damaged trim, baseboards, shelving, and other property components
• Complete basic carpentry and assembly work
• Assist with flooring repairs and replacement
• Perform minor fence, gate, and exterior repairs
• Assist with landscaping and exterior property maintenance when needed
• Perform pressure washing and exterior cleaning tasks when assigned
• Identify maintenance issues and determine the appropriate repair or replacement
• Inspect completed work to ensure it meets company quality standards
• Communicate property damage, larger repair needs, or issues requiring a licensed contractor
• Take before-and-after photos of completed work
• Maintain company tools, equipment, and supplies
• Keep work areas clean and organized
• Travel between multiple job sites throughout the Oklahoma City metro
• Communicate professionally with property managers, homeowners, tenants, vendors, and team members
• Complete assigned work orders within expected timeframes
• Assist with other Rent Ready Solutions services as needed

Required Qualifications

• At least 18 years of age
• Valid driver's license
• Reliable transportation
• Ability to travel throughout the Oklahoma City metro
• Ability to pass a background check
• Authorized to work in the United States
• Ability to lift up to 50 pounds
• Ability to stand, bend, kneel, climb stairs, reach, and perform physical labor throughout the day
• Ability to safely operate common hand and power tools
• Ability to use a smartphone for scheduling, communication, and job documentation
• Strong attendance and punctuality
• Ability to work independently with minimal supervision

Preferred Qualifications

• 1+ years of general maintenance, handyman, apartment maintenance, construction, or property maintenance experience
• Experience with rental property turnover
• Experience with drywall repair and painting
• Basic plumbing experience
• Basic electrical experience
• Basic carpentry experience
• Experience with doors, locks, hardware, and fixtures
• Flooring installation or repair experience
• Landscaping or exterior maintenance experience
• Experience reading work orders
• Experience working directly with property managers or homeowners

Important Scope of Work

This position is intended for general property maintenance and repair.

Employees will not be expected to perform work that requires a professional license, permit, or specialized certification unless they possess the appropriate credentials and the work is legally permitted.

When a repair exceeds the technician's qualifications or requires a licensed professional, the technician will be expected to properly identify and report the issue rather than attempt an unauthorized repair.
