Maintenance Technician – Job Description

Job Summary:
Responsible for maintaining and repairing buildings, grounds, and apartment units, ensuring the property remains clean, safe, and well-maintained. Prepares vacant units for occupancy within the required timeframe.

Reports To: Property Manager and Maintenance Supervisor
Employment Type: Independent Contractor

Key Responsibilities:

• Maintain the cleanliness, appearance, and overall condition of the property.
• Perform general repairs involving plumbing, electrical systems, appliances, lighting, painting, and locks.
• Prepare vacant apartments for new residents and ensure units are market-ready.
• Respond to maintenance requests and emergencies as scheduled.
• Inspect buildings, grounds, equipment, and apartment units; report issues promptly.
• Assist with inventory management, trash removal, and pool or spa maintenance as assigned.
• Follow company safety procedures, policies, and professional standards.
• Maintain cleanliness after completing repairs and wear the required uniform and identification.

Physical Requirements:

• Ability to lift and move 20–50 pounds, climb ladders and stairs, bend, kneel, and stand for extended periods.
• Ability to safely handle tools, equipment, and maintenance materials.

Minimum Qualifications:

• High school diploma or equivalent.
• Basic knowledge of plumbing, electrical systems, painting, and apartment turnover procedures.
• EPA and/or HVAC certification preferred or required, as applicable.
• Valid driver’s license and reliable transportation.
• Good communication, organization, problem-solving, and teamwork skills.
• Dependable, honest, flexible, detail-oriented, and service-focused.

Pay: $20.00 per hour
