We are seeking a reliable, experienced, and well-rounded Maintenance Technician to manage the day-to-day maintenance needs of our 132-unit residential property in Lake City.

This is a full-time, non-live-in position for someone with strong hands-on maintenance skills who can handle light residential repairs, property upkeep, preventative maintenance, and tenant work orders.

You will work closely with the Onsite Manager to ensure the property is well-maintained, safe, clean, and responsive to resident needs. The ideal candidate is dependable, organized, comfortable working independently, and able to respond to maintenance issues when needed.

Key ResponsibilitiesRepairs & Maintenance

  • Perform basic, non-licensed light plumbing repairs, including clearing clogs, fixing minor leaks, replacing faucets, and similar tasks.
  • Perform light electrical work, such as replacing switches, outlets, light bulbs, and fixtures, within applicable legal and safety requirements.
  • Handle general carpentry, hardware replacement, minor drywall patching, and other basic repairs.
  • Troubleshoot common residential appliance and maintenance issues.
  • Identify repairs that require licensed contractors and coordinate with management when outside assistance is needed.

Unit Turnovers

  • Assist with preparing vacant units for new residents.
  • Complete light turnover work, including hardware replacement, minor touch-ups, cleaning/sanitization, and basic repairs.
  • Coordinate access for outside vendors handling major painting, flooring, or specialized work.
  • Inspect completed vendor work and report any concerns to the Onsite Manager.

AppFolio Operations

  • Use the AppFolio mobile app to receive, track, update, and close maintenance work orders.
  • Document completed work with photos, notes, materials used, and other relevant details.
  • Keep work-order records updated in a timely manner.

Preventative Maintenance & Property Checks

  • Conduct regular inspections of common areas and building systems.
  • Perform routine checks of HVAC filters, smoke detectors, lighting, plumbing, and other property components.
  • Report potential maintenance or safety concerns before they become larger problems.
  • Help maintain clean, safe, and presentable common areas and exterior spaces.

Emergency Response

  • Participate in an after-hours emergency on-call rotation as scheduled.
  • Respond to urgent maintenance situations such as leaks, burst pipes, lockouts, or other property emergencies.
  • Coordinate with the Onsite Manager, property management, emergency vendors, or licensed contractors when necessary.
  • Emergency/on-call expectations and compensation will be clearly established as part of the employment agreement.

Portfolio Support

  • Occasionally travel to our nearby 3 sister property in Seattle to assist with maintenance overflow, inspections, or emergency needs as directed.
  • Provide support at other nearby properties when reasonably required.

Property Appearance

  • Help maintain the building's exterior, walkways, common areas, and other shared spaces.
  • Ensure areas are clean, safe, orderly, and free of debris.
  • Report larger landscaping, cleaning, or repair needs to management.

Qualifications & Skills

  • 5+ years of experience in residential maintenance, apartment maintenance, handyman services, or a related field.
  • Strong experience with light residential plumbing, electrical, carpentry, drywall, and general repairs.
  • Basic appliance troubleshooting experience preferred.
  • Ability to identify when a repair requires a licensed professional.
  • Comfortable using AppFolio or similar property management software on a smartphone.
  • Strong organizational and time-management skills.
  • Ability to communicate professionally with residents, vendors, and property management.
  • Able to work independently while coordinating closely with the Onsite Manager.
  • Reliable transportation and a valid driver's license are required due to occasional travel between properties.
  • Must be dependable and available for scheduled emergency/on-call responsibilities.
  • Ability to safely lift, carry, climb ladders, and perform physical maintenance duties as required.

Compensation & Schedule

  • Full-time position: Up to 40 hours per week, based on property needs.
  • Regular schedule: Primarily scheduled during normal business/maintenance hours and coordinated with the Onsite Manager.
  • After-hours on-call: Participation in an emergency on-call rotation is required.
  • Emergency and additional active work hours: Compensation will be provided according to the agreed employment terms.
  • This is a non-live-in position. No onsite apartment or housing is provided as part of the compensation package.
  • Occasional weekend, evening, or holiday work may be required for emergencies or urgent property needs.
  • Schedule may vary depending on work orders, unit turnovers, property needs, and emergency situations.

Ideal Candidate

The ideal candidate is a hands-on, dependable, and proactive maintenance professional who takes pride in keeping a residential property in good condition. You should be comfortable handling day-to-day repairs independently, communicating with residents and management, documenting your work through AppFolio, and responding appropriately when unexpected maintenance issues arise.
