Fund Analyst

Sentinel Property Group is seeking a high-calibre Fund Analyst to join our growing Funds Management team.

The Role

This is a pivotal, high-visibility role at the centre of our investment platform. Reporting to the Chief Operations Officer, you'll deliver synthesised financial, portfolio and treasury analysis across our funds. You'll work closely with senior leaders in Asset Management, Capital Transactions and Finance. You'll own the models, test the assumptions and turn complex data into clear, commercial recommendations

What You’ll Bring

• A degree in Property/Real Estate, Finance, Commerce, Economics or a related discipline.
• 3–5+ years' experience in real estate investment analysis, transactions or asset management within an institutional, private equity or advisory environment.
• Advanced Excel modelling skills, with proven experience building real estate and fund models from first principles.
• A strong grasp of property valuation, investment metrics, capital structures and real estate fund structures.
• Knowledge of the Australian commercial real estate market.
• Experience with Forbury (or similar) and strong PowerPoint reporting skills.
• Sharp commercial judgement, close attention to detail, and the confidence to engage and influence senior stakeholders.

What You’ll Do

• Build and own institutional-grade fund and portfolio models covering cash flows, IRR, equity multiples, capital structures and debt facilities, designed to be scalable, accurate and auditable.
• Deliver sharp quarterly fund performance reporting that explains the key drivers and analyses trends, risks and value-creation opportunities across assets, sectors and geographies.
• Run scenario and sensitivity analysis across rental growth, cap rates, debt costs and capex to inform acquisition, disposal and capital recycling decisions.
• Support treasury by tracking debt and covenants, analysing refinancing and cost of capital, and providing forward-looking liquidity forecasts.
• Prepare investment committee papers, board reports and investor materials, and review and challenge assumptions from the Asset Management and Capital Transactions teams.
• Help build a centralised analytics function and lift the capability of junior analysts through coaching and technical review.
