Director of Capital Formation — Real Estate

Bullpen is partnering with a growing private real estate investment firm to hire an experienced capital raiser.

The firm invests in residential real estate and has an active acquisition pipeline. This person will work directly with leadership to expand investor relationships and raise equity through pooled investment vehicles and individual opportunities.

The Opportunity

This is a hands-on fundraising role offering direct access to leadership, remote flexibility, and meaningful performance-based upside.

You will join an established team as a senior individual contributor, with the opportunity to help build a more scalable capital-raising operation. The ideal candidate enjoys originating relationships, building investor trust, and converting conversations into funded commitments.

What You’ll Do

• Develop relationships with high-net-worth and ultra-high-net-worth investors.
• Source new investors through existing relationships, referrals, and targeted outreach.
• Raise equity for the firm’s investment vehicles and individual transactions.
• Manage a consistent pipeline of investor conversations, commitments, and funded investments.
• Clearly communicate investment strategies, business plans, performance, and risks.
• Partner with leadership on investor presentations and closing conversations.
• Pursue family office and institutional relationships where appropriate.
• Coordinate with investor operations on subscriptions and funding.
• Help improve fundraising processes as the platform grows.

What We’re Looking For

• A demonstrated track record of personally sourcing and closing private investment capital.
• Established investor relationships, particularly within the HNW and UHNW community.
• Experience raising capital for real estate or alternative investments; multifamily experience is preferred.
• Ability to clearly explain your fundraising results and personal contribution.
• Strong understanding of investment structures and real estate economics.
• Experience managing investor relationships from introduction through funding.
• An entrepreneurial, persistent, and accountable approach.
• Comfort with meaningful production-based compensation.

Experience with pooled funds, deal-by-deal investments, family offices, or private-wealth distribution is valuable. Approximately 10+ years of relevant experience is preferred, with flexibility for candidates who demonstrate strong fundraising production.
