General Manager

About the role

The General Manager - RASA TWO is the owner-side business and operational leader accountable for the overall performance, tenant experience, operational safety, reliability, sustainability, and continuous enhancement of RASA TWO as a commercial real estate asset. The role will lead the transformation of RASA TWO toward Operational Excellence by 2027, moving the building from reactive issue management to a proactive, preventive, data-driven, sustainable, and tenant-centric operating model. The General Manager provides strong governance and performance oversight of the outsourced Property Management team, drives strategic building improvement and modernization projects, strengthens key tenant relationships, and ensures that building operations comply with LEED O+M requirements and sustainability standards while supporting tenant retention, financial performance, asset value, and Rasa Group's reputation.

Key responsibilities

• Take ownership of the overall operational, service, financial, and asset performance of RASA Two from the owner's perspective
• Develop and execute the RASA TWO Operational Excellence 2027 roadmap, with clear priorities, milestones, KPIs, and accountability
• Establish disciplined operating governance, management routines, escalation protocols, and performance reviews
• Drive organization from reactive problem solving toward preventive, systematic, and data-driven operations
• Ensure building operations are safe, reliable, efficient, compliant, sustainable, and aligned with premium commercial office standards
• Ensure Rasa Two is operated in accordance with applicable LEED O+M requirements and established sustainability standards
• Lead owner-side governance and performance oversight of the outsourced Property Management team and key service providers
• Lead the owner-side planning, governance, and delivery of major building improvement, modernization, and asset enhancement initiatives
• Serve as the senior operational relationship owner for key tenants and personally manage significant operational escalations
• Manage operating budgets and CAPEX in partnership with Finance and Procurement

About you

• Bachelor's degree in engineering, Facilities Management, Property Management, Real Estate, Business Administration, or related discipline; master's degree is an advantage
• Minimum 12 years of relevant experience, including at least 5 years in a senior leadership role managing complex commercial property, facilities, hospitality, or real estate operations
• Proven experience managing premium commercial buildings or other complex, service-intensive assets
• Strong track record in operational transformation, outsourced service-provider management, tenant relations, and major building improvement projects
• Experience managing significant incidents, business continuity, safety, and operational risk
• Experience with LEED O+M, green building operations, sustainability, or equivalent building certification standards is highly desirable
• Experience dealing with major corporate or multinational tenants is highly desirable
• Strong financial and commercial understanding of OPEX, CAPEX, budgeting, procurement, and investment prioritization
• Strong command of Thai and English
