What they need
As the General Manager , you run the South Lake Tahoe territory . You are accountable for the location's P&L, for growing and retaining the owner portfolio , and for an operation that delivers a consistent, high-quality guest experience . This is a market-facing role as much as an operating one: you are the face of Grand Welcome in South Lake Tahoe, you personally own relationships with owners and with the local real estate community, and you are the reason owners join us and stay with us. You will lead teams across housekeeping, maintenance, and quality control, onboard new properties , mentor staff, uphold brand standards, and contribute to regional growth.
Responsibilities
P&L Ownership
Own the South Lake Tahoe P&L. You are accountable for revenue, labor, cost of service, and contribution margin against budget.
Finance answers coding and classification questions. The General Manager owns the number.
Lead preparation of the annual operating budget for the location and manage monthly financial reporting, variance explanation, and corrective action throughout the year.
Own maintenance and owner-billable cost recovery. Ensure chargeable work is captured, billed, and documented so every charge is defensible on a direct call with the owner.
Own cleaning and turn margins, including vendor pricing, vendor mix, and scope.
Staff the field organization to the slow-season baseline and flex to vendor companies for peak days and peak season rather than carrying peak headcount year-round.
Monitor supply inventory, procurement, and budget compliance across the location.
Owner Acquisition & Market Development
Serve as the face of Grand Welcome in the South Lake Tahoe market. Personally own relationships with brokers, realtors, local property owners, and community networks.
Generate local owner leads. Lead generation is the General Manager’s responsibility; inside sales closes inbound leads and does not replace local sourcing.
Build and maintain an active, tracked pipeline of prospective owners in HubSpot, and sign new units to the annual plan.
Represent Grand Welcome at local industry events, community meetings, and marketing initiatives.
Own the onboarding of newly signed properties so units activate quickly, completely, and to brand standard.
Owner Retention & Relationship Management
Own the owner relationship for the location and the retention of the existing portfolio.
Maintain a proactive contact cadence with every owner and conduct periodic owner performance reviews covering revenue, occupancy, property condition, and planned investment.
Identify at-risk owners early, run documented save plans, and escalate before notice is given rather than after.
Own management-fee rate step-ups and the conversion of introductory rates as the owner of the owner relationship.
Own owner communications, including cost recovery and chargeback conversations. Communicate with transparency and stand behind every figure on a direct owner call.
Manage guest review response and service recovery where it affects owner standing or property performance.
Operational Leadership
Oversee all day-to-day operations, including housekeeping, maintenance, and inspection workflows within Guesty and other platforms.
Ensure housekeeping and maintenance work orders are completed to company and brand standard.
Develop, implement, and monitor processes that improve efficiency, quality, and guest satisfaction.
Perform site visits and property inspections to maintain brand consistency and protect asset condition.
Complete daily, weekly, and monthly administrative functions including scheduling, labor reporting, night audit verification, and reporting for management information.
Team Management & Development
Recruit, train, coach, and lead a high-performing team to achieve service, quality, financial, and growth goals.
Conduct ongoing performance reviews and promote accountability through clear communication, direct feedback, and documented expectations.
Build bench strength so the location is not dependent on any single individual.
Safety & Compliance
Ensure adherence to company safety standards and regulatory requirements for employees, guests, and vendors.
Maintain audit readiness and uphold all internal policies and procedures.
Support cross-functional projects and other duties as assigned.
How Performance is Measured
Performance in this role is measured against the annual operating plan and the company-owned location scorecard, which covers:
Profitability against budget
Maintenance and owner-billable cost recovery
Cleaning and turn margin
New unit signings
Unit and owner retention
Annual targets for each measure are issued separately as part of the operating plan. This position is eligible for the company-owned General Manager incentive plan, which is governed by its own plan document and may be amended at the company’s discretion.
Qualifications
Bachelor’s degree in Business Administration preferred.
Three (3) to five (5) years of experience in hospitality, vacation rental, or property management.
Two (2) years of experience in a management or leadership position, preferably in hotel, vacation rental, restaurant, or retail management.
Demonstrated ownership of a P&L, branch, or business unit result, including budget preparation and variance management.
Demonstrated business development experience: sourcing, building, and converting local relationships into new business. Real estate, broker, or referral network experience strongly preferred.
Strong organizational and time management skills.
Excellent customer service, communication, and interpersonal skills.
Supervisory skills combined with the ability to manage a team and hold the team accountable.
Ability to train, coach, and develop a team.
Ability to adapt quickly to changing priorities, paired with problem resolution skills.
Must possess a reliable, registered, and insured personal vehicle for daily commuting to the job site and various client locations.
