What they need
Linn Valley Lakes is seeking an experienced operational leader to succeed our retiring General Manager through a planned transition. As the GM, you will lead the daily operations and long-term stewardship of a private lake community. The position reports to the POA Board of Directors and offers the opportunity to lead a multidisciplinary team serving residents and property owners.
Located south of the Kansas City metropolitan area near Highway 69, Linn Valley Lakes is a gated residential and recreational community with more than 1,000 residents and approximately 5,100 residential, camping, and unimproved properties. Amenities include a 130-acre main lake, smaller lakes, an 18-hole golf course, swimming pools, a clubhouse, cabins and RV camping facilities.
This community operates 24 hours a day, seven days a week. The GM is expected to be reachable outside normal business hours, assess urgent issues, coordinate the appropriate response and follow through until the situation is resolved or stabilized. Calls may involve natural disasters or severe weather affecting the area, catastrophic incidents, or operational disruptions such as a power outage requiring decisions about service continuity and next steps. Depending on the situation, the GM may need to respond on site and coordinate employees, vendors, utilities, emergency responders and Board communications. The role also includes evening and/or weekend Board meetings and seasonal weekend responsibilities. Backup coverage and escalation procedures will be established for absences. The GM must be able to visit and inspect community facilities and grounds, with reasonable accommodation as applicable.
What you will lead
- Direct supervisors, full-time employees and seasonal staff across community operations, maintenance and recreational amenities.
- Develop and manage the annual operating budget, review monthly financial statements, monitor cash flow, and present performance and variance explanations to the Board.
- Plan road, grounds and facility maintenance; prioritize capital needs; oversee vendors, contracts, and approved improvement projects.
- Maintain reliable service, address property-owner concerns professionally and implement Board decisions and community policies consistently.
- Recruit and develop employees, set clear performance expectations, and maintain emergency response, escalation and continuity procedures for a 24/7 community.
- Work with the Board and retiring GM on knowledge transfer, operating priorities, and an orderly leadership handoff.
What you bring
- At least five years of progressively responsible operational management, including leadership of supervisors or multidisciplinary teams and accountability for budgets.
- A bachelor’s degree in business, public administration, finance, recreation or a related field, or equivalent relevant professional experience.
- Demonstrated financial judgment, project and vendor management, clear Board or owner communication, and effective conflict resolution.
- Community association, property management, resort, hospitality, facilities or municipal operations experience is highly desirable. CMCA, AMS or PCAM credentials are a plus.
- Proficiency with Microsoft Office and financial reporting tools; QuickBooks experience is preferred.
To apply, submit your resume and a summary of your relevant leadership experience through Indeed.com. Linn Valley Lakes is an equal opportunity employer. To request an accommodation in the application process, contact Clayton Tyner at [email protected].
