General Manager (Department store)

About the role

Thaniya Co., Ltd. is seeking a dynamic and experienced General Manager to lead our shopping centre operations in Suan Luang, Bangkok. This is a full-time position that plays a pivotal role in driving the strategic vision and operational excellence of our retail property. As General Manager, you will be responsible for overseeing all aspects of the shopping centre, from tenant relations and facility management to financial performance and customer experience. This role is essential to maintaining our competitive position in Bangkok's retail market and delivering value to our stakeholders.

Key responsibilities

• Develop and implement strategic plans to maximise shopping centre profitability, occupancy rates and tenant satisfaction
• Oversee daily operations including tenant management, lease negotiations, and maintenance of facilities and common areas
• Manage budgets, financial performance, and cost control initiatives to ensure optimal return on investment
• Supervise and lead a diverse team of department heads and staff members, fostering a culture of excellence and accountability
• Ensure compliance with all regulatory requirements, safety standards and property management best practices
• Develop and execute marketing and promotional strategies to enhance foot traffic and tenant performance
• Build and maintain strong relationships with tenants, customers, business partners and community stakeholders
• Monitor market trends and competitor activity to identify opportunities for growth and improvement
• Report to senior management on operational performance, challenges and strategic initiatives

What we're looking for

• Minimum 7-10 years of experience in shopping centre management, retail property management or similar business unit leadership roles
• Proven track record of successfully managing multi-million-baht budgets and driving profitability in retail environments
• Strong knowledge of shopping centre operations, tenant relations, lease management and facilities maintenance
• Excellent financial acumen with demonstrated ability to analyse performance metrics and implement cost optimisation strategies
• Outstanding leadership and people management skills with the ability to motivate and develop teams
• Exceptional communication and negotiation abilities to manage diverse stakeholder relationships
• Strategic thinking and problem-solving capabilities with a customer-centric approach
• Proficiency in property management software and financial reporting tools
• Bachelor's degree in business administration, property management, finance or a related field
• Fluency in both Thai and English is highly preferred
• Experience with shopping centres in the Bangkok metropolitan area is an advantage

1.  ด้านกลยุทธ์และการบริหารองค์กร
     - การบริหารจัดการให้ได้ Ebitda ตามเป้าหมายที่บริษัทฯกำหนด
     - กำกับดูแล ควบคุมงบประมาณรายรับ-รายจ่ายในองค์กร จัดทำงบประมาณรายรับ-รายจ่ายประจำปี ส่งเสริมกำกับดูแลการใช้งบประมาณ ทรัพยากรอย่างมีคุณภาพ
     - การกำกับ ดูแล บริหารจัดการ Capex ให้ได้ตามนโยบายของบริษัทฯกำหนด
     - กำกับดูแล ควบคุม มาตรฐานในการทำงาน  และมาตรฐานในการให้บริการทุกส่วนงาน
     - กำกับดูแล พร้อมทั้งกำหนดเป้าหมายรายได้ กำไร และ KPI ของแต่ละส่วนงาน
     - กำกับดูแลทีมงานให้ปฏิบัติงานอย่างมีประสิทธิภาพ เพื่อให้ผู้ใช้บริการได้รับการบริการที่ดี และประทับใจ
     - กำหนดนโยบายในการทำงาน การวางแผน แก้ปัญหา มอบหมายงาน ติดตามงาน เพื่อให้มีพัฒนาการในการทำงาน
     - ส่งเสริมวัฒนธรรมองค์กร ภาวะผู้นำ การเจริญเติบโตในสายงานของบุคลกร และการรักษาบุคลากร
2. ด้านรายได้และผลกำไร
     - พิจารณาวางแผนกำหนดเงื่อนไขต่อสัญญาเช่า อัตราค่าเช่า อายุสัญญาเช่าอย่างเหมาะสม เพื่อเจรจาผู้เช่าปัจจุบัน
     - ดูแลส่งเสริมงานการตลาด เพื่อให้ผู้ร่วมธุรกิจได้มีส่วนร่วม
     - บริหารจัดการหนี้ เจรจาโดยวิธีการแปลงสัญญาเช่า รวมทั้งกำกับดูแล และติดตามสถานะลูกหนี้
     - บริหารความสัมพันธ์กับผู้เช่ารายสำคัญ สร้างแรงจูงใจและการรักษาผู้เช่าเพื่อร่วมดำเนินธุรกิจต่อไป
     - สร้างความพึงพอใจทั้งกับผู้เช่า และผู้เข้ามาใช้บริการ
     - ติดต่อประสานงานหน่วยงานภายนอกภาครัฐ - เอกชน เพื่อขับเคลื่อนธุรกิจ
3. ด้านปฏิบัติการและอาคาร สถานที่ และความปลอดภัยของผู้ใช้บริการ
     - กำกับดูแล สถานที่ ระบบสาธารณูปโภค ระบบเครื่องจักร สิ่งอำนวยความสะดวกต่าง ๆ ให้พร้อมใช้งาน ไม่ชำรุด หรือเสื่อมสภาพ
     - กำกับดูแล งานปรับปรุงตกแต่งพื้นที่ ร้านค้า สำนักงานและพื้นที่ส่วนกลาง
     - กำกับดูแลความปลอดภัยในชีวิตและทรัพย์สิน ของผู้ประกอบการและลูกค้าที่เข้ามาใช้บริการ พร้อมทั้งบริหารจัดการเมื่อเกิดสถานการณ์ฉุกเฉิน รวมทั้งการสร้างแผนฉุกเฉินเพื่อเตรียมความพร้อม
4.  ด้านธรรมาภิบาลและกฎหมาย
     - ดูแลการดำเนินงานให้เป็นไปตามกฎหมายและข้อกำหนด
     - บริหารความเสี่ยงต่างๆ และการกำกับดูแลกิจการที่ดี
     - รายงานผลการดำเนินงานต่อคณะกรรมการบริษัทฯ
