General Manager - Facility

About the Role

We are looking for an experienced and highly accomplished General Manager – Facility Management to lead the operations and facility management of a premium, Grade-A commercial office building occupied by multinational corporations, global enterprises, and large corporate tenants.

The role has overall responsibility for ensuring world-class building operations, engineering services, safety, security, housekeeping, tenant experience, statutory compliance, sustainability, and asset upkeep.

The ideal candidate should have significant experience managing large-scale commercial real estate assets, dealing with sophisticated corporate tenants, and leading multidisciplinary facility management teams. Strong exposure to high-rise commercial buildings and demanding multinational occupiers is highly desirable.

Key Responsibilities

Overall Facility Management

• Own day-to-day operations and facility management of the premium commercial office building.
• Ensure the building operates at the highest standards of safety, reliability, cleanliness, comfort, and tenant experience.
• Develop and implement operating procedures, SOPs, and service standards.

Tenant & Client Relationship Management

• Act as senior point of contact for key tenants, particularly multinational corporations.
• Build strong relationships with tenant facility, administration, and senior management teams.
• Handle escalated tenant complaints and drive tenant satisfaction and retention.

Building Engineering & Technical Operations

• Oversee engineering and technical operations: HVAC/Chiller, electrical, DG sets, transformers, fire detection/firefighting, elevators, plumbing, BMS, STP/WTP, access control.
• Develop preventive and predictive maintenance programs; monitor energy consumption.

High-Rise Building Operations & Emergency Management

• Manage operational requirements specific to high-rise buildings.
• Ensure emergency preparedness for power failures, fire, lift entrapment, flooding; conduct mock drills.

Safety, Security & Statutory Compliance

• Maintain highest standards of life safety, fire safety, and security.
• Ensure complete compliance with statutory and regulatory requirements; maintain licenses, permits, and certificates.

Vendor & Service Provider Management

• Manage relationships with FM vendors across engineering/MEP, housekeeping, security, landscaping, pest control, waste management, elevators, HVAC, fire & life safety, BMS.
• Establish SLAs, KPIs, and conduct performance reviews.

Budgeting & Cost Management

• Prepare and manage the annual facility management operating budget.
• Control utility, manpower, AMC, and repair costs; track budget variances.

Energy & Sustainability

• Drive energy efficiency and sustainability initiatives; coordinate certifications and audits.

Capital Projects & Major Maintenance

• Coordinate with project/engineering teams for major repairs, upgrades, and capital projects.

Team Leadership

• Lead and mentor a large multidisciplinary FM team across engineering, housekeeping, security, and administration.

Technology & Smart Building Management

• Leverage BMS, CAFM/CMMS, helpdesk systems, CCTV, and energy monitoring tools.

Education
Bachelor’s degree in Mechanical/Electrical/Civil Engineering or relevant technical discipline. MBA or Facility Management certification an advantage.

Experience: Minimum 15 years, with substantial experience managing Grade-A commercial office buildings, preferably high-rise, with multinational or Fortune 500 tenants.

Pay: ₹1,500,000.00 - ₹1,800,000.00 per year
