Location: Leeds, West Yorkshire

Salary Range: £65,000–£70,000 + 10% annual KPI-linked bonus

Introduction

Our client is seeking an experienced General Manager to lead operations in Leeds. This position offers the opportunity to take ownership of a residential development, lead its on-site team and ensure the property delivers a high-quality resident experience alongside strong commercial performance.

The successful candidate will bring a solid understanding of residential property operations, combining effective people management with financial discipline and a proactive approach to service improvement. This is a role for someone who can see the bigger picture, make confident operational decisions and ensure that the site’s business plan is translated into measurable results.

What you’ll do

You will hold overall responsibility for the operational performance of New York Square, overseeing the on-site team, resident services, building presentation and the quality of the living experience. You will establish clear priorities, maintain accountability across the team and ensure that operational processes support the effective running of the development.

You will be responsible for managing the site’s budget and financial performance, delivering agreed operating expenditure and net operating income targets while identifying opportunities to improve efficiency and generate additional income. You will monitor leasing performance and local market conditions, support strategies to drive rental growth and ensure that commercial decisions are aligned with the wider business plan.

You will lead resident engagement and service delivery, ensuring enquiries and complaints are handled effectively and feedback informs continuous improvement. You will also manage contractor relationships, oversee building operations and ensure that health and safety obligations and statutory requirements are met.

Working closely with the operations team and wider stakeholders, you will provide accurate reporting on site performance, budgets and operational priorities. You will be expected to lead proactively, balance competing demands and maintain a clear focus on both resident satisfaction and commercial outcomes.

What you’ll need

• Experience in residential property management, estate management or a comparable property operations environment.
• Demonstrable experience leading teams and managing site-level operations.
• Commercial awareness, including budget management, expenditure control and income performance.
• The ability to organise workloads, set priorities and maintain high operational standards.
• Experience managing contractors, suppliers, building services and compliance requirements.
• Strong resident service and stakeholder management skills.
• Confidence analysing operational performance and identifying opportunities for improvement.
• Excellent communication, decision-making and problem-solving skills.
• A proactive, accountable and commercially focused approach.
