Groundskeeper

The Make-Ready/Porter is a key contributor to the property's cleanliness, appearance, and overall resident satisfaction. This team member ensures that all common areas and grounds are kept in top condition and assists the maintenance team with make-ready tasks as needed. In the absence of a designated Porter, these duties may be assigned to the Assistant Maintenance Technician. This role requires a proactive, dependable individual with a strong work ethic and attention to detail.

Required Qualifications

• Ability to lift a minimum of 50 pounds regularly.
• Punctual and self-directed, with the ability to manage daily responsibilities independently.
• Willingness to work both indoors and outdoors in various weather conditions.

Daily Responsibilities

• Ensure the property grounds, management office, and landscaping are free of litter and debris daily, with morning clean-up completed no later than 10:00 AM.
• Maintain cleanliness of the mailroom: sweep floors, remove trash, and update bulletin boards.
• Replace light bulbs in breezeways, hallways, and other common areas as needed.
• Clean and maintain the pool area, including hosing down surfaces, straightening furniture, and removing trash.

Make-Ready and Maintenance Support

• Assist with make-ready efforts by removing trash from vacant units, cleaning, caulking, and inspecting appliances and smoke detectors.
• Replace air conditioning filters and clean vents in both vacant and occupied units per schedule.
• Replace first-floor window screens upon request.
• Clean corridor carpets and assist with light painting as directed.
• Support the Maintenance Supervisor or Assistant Maintenance Technician with other duties as assigned.

Physical Activity and Work Environment

This role involves frequent walking, lifting, bending, and use of cleaning and maintenance tools. Work is performed in both interior and exterior environments, including exposure to outdoor weather and variable conditions.

Pay: $15.00 - $17.00 per hour

Expected hours: 40.0 per week
