What they need
The Growth Manager is the senior executive responsible for both scaling business and running it day to day on behalf of the Managing Director. On the growth side, this means building and maturing the framework for sourcing new land and property opportunities, building the agent and buyer network that drives sales, and growing revenue and deal volume year on year.
On the operations side, this means owning the full project lifecycle, due diligence, title regularization, contractor and vendor management, budgets, and disposal, ensuring the business runs efficiently and compliantly while it scales. This is effectively the Managing Director's second-in-command.
2. Key Responsibilities & Accountabilities
A. Growth & Business Development
Deal Sourcing & Sales
- Identify and source new land and property acquisition opportunities across target areas, building a strong pipeline of deals that match the company's acquisition criteria.
- Build and manage a network of real estate agents, brokers and marketing channels to source buyers, and negotiate sale terms to achieve the best possible price on disposal.
Growth Strategy & Partnerships
- Develop and execute a growth strategy for the business, with clear targets for deal volume, revenue and profit margin, and report progress against these to the Managing Director.
- Represent the company in negotiations, partnerships and joint ventures with developers, investors and other stakeholders.
- Track market trends and identify new opportunities for expansion, including new locations or related real estate services.
B. Operations & Delivery
Project & Operations Management
- Oversee the day-to-day operations of the company, including project execution, financial performance, and management of any staff or contractors engaged by the business.
- Coordinate legal, physical and title due diligence on prospective acquisitions, working with the company's lawyers, surveyors and land registry contacts to verify title and assess risk.
- Track title regularization, ratification and perfection processes with relevant land bureaux, Surveyor-General offices and government agencies, following up on outstanding actions and escalating delays.
- Develop and maintain a project schedule, budget and risk register for each property or project, and monitor progress against these.
- Coordinate construction, renovation or improvement works where applicable, including oversight of contractors and quality of work.
Financial & Compliance Reporting
- Liaise with the Accounts function on project-related budgets, disbursements and vendor payments.
- Ensure all activities are executed in compliance with company policy, the Land Use Act and other applicable regulations, and relevant industry best practice.
- Prepare regular reports for the Managing Director covering growth pipeline, operational performance, risks, and sale price and financial performance.
A. Educational Background & Experience
- Minimum Qualification: Bachelor's degree in Business Administration, Estate Management, Law or a related field; an MBA is an advantage.
- Professional Experience: Minimum of 5 years' relevant experience across real estate, business development or operations management, including demonstrated experience growing or scaling a business or business unit.
- Proven track record in business development, sales or deal origination, alongside solid operational and project delivery experience.
B. Technical & Core Competencies
- Working knowledge of Nigerian land title processes, including Certificate of Occupancy, Governor's Consent, excision and gazette procedures, and Surveyor-General requirements.
- Project management certification (e.g. PMP or PRINCE2) is an advantage.
- High proficiency in project tracking tools and standard office software (MS Project, Excel, etc.).
