About the Property

A premier luxury residential community of 1,000 units across 16 buildings, spanning 21 acres. Amenities include three swimming pools, a full gym, a community room, private beach access, a public park, and a public playground. This is a large, union-staffed campus where quality workmanship and dependability keep the community running.

Position Summary

We are seeking a skilled, versatile handyman to perform a wide range of repairs and maintenance across the campus. The ideal candidate is a genuine teamplayer and generalist — comfortable with plumbing, electrical, plaster, and paint, plus carpentry and general repairs — who takes pride in clean, reliable work and interacts professionally with residents. This is a hands-on, boots-on-the-ground role working alongside a team of porters, groundskeepers, and fellow handymen under the direction of the superintendent.

Key Responsibilities but not limited to:

Plumbing

• Repair and replace faucets, valves, traps, supply lines, toilets, and basic fixtures.
• Clear stoppages and address leaks in apartments and common areas.

Electrical

• Replace switches, outlets, fixtures, and ballasts, and troubleshoot basic circuits.
• Perform minor electrical repairs in compliance with code and safety standards.

Plaster & Paint

• Patch, skim, and repair plaster and drywall.
• Prep surfaces and paint apartments, hallways, and common areas to a clean, finished standard.

Carpentry & General Repairs

• Repair doors, locks, hinges, cabinets, tile, and flooring.
• Assemble, mount, and install fixtures and hardware as needed.

General Maintenance & Support

• Respond to work orders promptly and complete them to a high standard.
• Assist with unit turnovers, common-area upkeep, and preventive maintenance.
• Support seasonal tasks and emergency response as directed (snow removal, storm cleanup, floods).
• Maintain a clean, organized, and safe work area and keep tools and supplies in good order.
• Document completed work through the building's work-order system.

Required Qualifications

• 5 of hands-on maintenance/handyman experience, ideally in a residential building.
• Practical, working skill across plumbing, electrical, plaster/paint, and general carpentry.
• Ability to read and complete work orders and follow instructions accurately.
• Strong work ethic, reliability, and a professional, courteous manner with residents.
• Ability to lift [50 lbs], use ladders, and perform physical tasks throughout the day.
• Understanding of basic safety practices (OSHA awareness a plus).

Preferred Qualifications

• Experience in a large or multi-building residential campus.
• Familiarity with a CMMS or digital work-order system.
• Relevant FDNY Certificate(s) of Fitness or trade certifications.
• Availability for occasional emergency/on-call coverage.

Compensation & Benefits

• Wage: $23-35/hour, commensurate with experience.
• Full benefits package, Union position, Local 621

Pay: $23.00 - $35.00 per hour
