Head of Fit-Out & Mall Leasing

Key Responsibilities

• Develop and implement mall leasing and tenant-mix strategies to achieve occupancy, rental income, and business targets.
• Lead leasing negotiations, including rental rates, commercial terms, tenancy agreements, renewals, and lease documentation.
• Identify and secure suitable tenants that complement the mall’s positioning and overall tenant mix.
• Build and maintain strong relationships with existing and prospective tenants, business partners, contractors, consultants, and relevant authorities.
• Lead the end-to-end fit-out process, from design submission and technical review to renovation completion and store opening.
• Review tenants’ fit-out plans and ensure compliance with mall guidelines, approved designs, safety requirements, and regulatory standards.
• Monitor fit-out schedules, budgets, quality standards, and project milestones to ensure timely completion.
• Coordinate with tenants, consultants, contractors, vendors, mall operations, safety, and other internal stakeholders.
• Conduct regular site inspections and resolve fit-out, operational, and tenant-related issues promptly.
• Ensure all required permits, approvals, insurance documents, and safety requirements are completed before renovation and business commencement.
• Oversee leasehold improvement projects and recommend enhancements to improve operational efficiency and tenant experience.
• Monitor leasing performance, occupancy rates, rental yield, fit-out progress, and tenant opening status.
• Prepare management reports, leasing proposals, budget updates, and project progress reports.
• Manage and develop the Leasing and Fit-Out team by setting clear objectives, monitoring performance, and providing guidance.
• Ensure all leasing and fit-out activities comply with company policies, contractual obligations, and applicable laws and regulations.

Job Requirements

• Bachelor’s degree in Property Management, Real Estate, Business Administration, Architecture, Engineering, Construction Management, or a related field.
• At least 8–10 years of relevant experience in mall leasing, retail property management, fit-out, or project management, including several years in a leadership role.
• Strong knowledge of tenancy agreements, leasing practices, tenant-mix planning, fit-out guidelines, and retail property operations.
• Good understanding of building services, construction processes, safety requirements, and regulatory approvals.
• Strong negotiation, commercial, leadership, and stakeholder-management skills.
• Proven ability to manage multiple leasing and fit-out projects within tight timelines.
• Strong analytical, problem-solving, reporting, and decision-making abilities.
• Proficient in Microsoft Office; knowledge of AutoCAD or project-management software is an advantage.
• Good command of written and spoken English and Bahasa Malaysia.
• Willing to conduct site visits and work outside regular office hours when required.
