Head of Mall Operations

Responsibilities:

· Operational Management: Oversee the day-to-day operations of the mall, ensuring all engineering and facilities management functions run smoothly.

-  Develop and implement operational policies and procedures to enhance efficiency.

-  Supervise all aspects of mall operations, ensuring that facilities are well-maintained, clean, and safe for visitors and tenants.

-  Monitor and analyse operational performance, identifying areas for improvement and implementing necessary changes.

·  Engineering Oversight: Manage all engineering projects, including maintenance, upgrades, and renovations of mall facilities.

-  Oversee the maintenance and repair of all building systems, including plumbing, electrical, and structural

    Components etc.

-  Develop and implement a comprehensive preventive maintenance program to minimize downtime and extend the

    life of equipment.

-  Lead engineering projects, including renovations, upgrades, and new construction, ensuring they are

completed on time and within budget.

-  Coordinate with architects, contractors, and other stakeholders to ensure project specifications and quality

    standards are met.

-  Provide technical guidance and support to the engineering team, addressing complex issues and ensuring best     practices are followed.

• Stay updated on the latest technologies and industry trends to recommend improvements and innovations.

·  Compliance and Safety: Ensure all engineering practices comply with local, state, and federal regulations, as well as industry standards.

-   Develop, implement, and maintain safety policies and procedures to protect employees, tenants, and visitors.

-   Conduct regular reviews and updates of safety protocols to align with best practices.

-   Liaise with local authorities, fire departments, and health agencies to ensure compliance with safety regulations.

-   Participate in community safety initiatives and foster relationships with relevant organisations.

·  Budget Oversight:

- Manage the engineering budget, tracking expenditures and identifying cost-saving opportunities.

-  Prepare reports on budget performance and project costs for senior management review.

-  Establish and maintain relationships with external engineering and maintenance service providers.

-  Negotiate contracts and ensure service providers meet performance standards and timelines.

·  Energy Management:

-  Implement energy-efficient practices and technologies to reduce operational costs and environmental impact.

-  Monitor energy consumption and develop strategies for sustainability improvements.

·  Facilities / Asset Management:

-   Monitor and manage the cleanliness and hygiene of the mall, ensuring compliance with health and safety

regulations.

-   Coordinate with external vendors and service providers for specialized services such as landscaping, pest control, and janitorial services.

-   Develop and implement a comprehensive asset management strategy, covering all physical assets across the facility, from acquisition to disposal.

-   Oversee the lifecycle of all assets, including planning, installation, maintenance, repair, and eventual disposal or    replacement.

-   Conduct regular asset audits to ensure all equipment and facilities are properly documented, categorized, and   valued.

·  Mall Operations and Daily Management:

-  Supervise daily operations of the mall to ensure smooth functioning, including security, customer services, parking management, and mall housekeeping.

- Oversee the operational budget, ensuring that expenses are within approved limits and managing cost-effective solutions for services and supplies.

-  Ensure adherence to safety and security protocols, including emergency preparedness, risk management, and  regulatory compliance.

·  Project Management

-  Lead and manage multiple mall-related projects from inception to completion, ensuring alignment with overall    operational goals.

-  Develop detailed project plans, timelines, budgets, and resource requirements for each project, ensuring that   objectives are met.

-  Coordinate with internal departments (facilities management, security, leasing, marketing) and external contractors/vendors to ensure timely and cost-effective execution of projects.

-  Monitor the progress of ongoing projects, track milestones, and proactively address potential delays, issues, or  risks.

·  Management & Leadership:

-  Maintain high standards of customer service and satisfaction by addressing feedback, implementing Improvements and organizing events or promotions to enhance the overall shopping experience.

-  Ensure compliance with local regulations, building codes, health and safety standards, and environmental regulations relevant to mall operations and facilities management.

-  Lead and motivate a team of operations and facilities management professionals, providing guidance, training, and support to ensure optimal performance and efficiency.
