About the Role

Isprava is seeking an experienced Head – Process Excellence to drive operational efficiency, process optimization, and project management excellence across its luxury residential real estate business.

The role will focus on identifying process gaps, streamlining workflows, implementing industry best practices, and building a culture of continuous improvement. The successful candidate will have strong experience in civil engineering, construction, real estate, and process excellence, with a proven record of accomplishment of delivering projects on time, within budget, and to the highest quality standards.

This position will play a pivotal role within Central Operations by enhancing the efficiency, quality, governance, and customer experience of Isprava’s luxury villa projects.

Key Responsibilities

Process Excellence and Continuous Improvement

• Define target processes, objectives, standards, and KPIs across business functions.
• Map and analyse existing processes and value streams to identify bottlenecks, gaps, and inefficiencies.
• Apply Lean principles to eliminate waste, reduce delays, and improve quality.
• Optimise workflows and handoffs across project, sales, construction, and property management functions.
• Develop and implement SOPs, process manuals, control frameworks, and governance mechanisms.
• Lead continuous improvement and innovation initiatives across the organisation.
• Identify cost-saving opportunities without compromising quality, brand standards, or customer satisfaction.
• Align organisational culture, operating processes, and performance metrics with business strategy.
• Implement AI-enabled process tools, automation solutions, dashboards, and digital workflows where relevant.

Project Management and Governance

• Establish and enforce project management methodologies, policies, and governance frameworks.
• Monitor project schedules, budgets, risks, quality, resources, and delivery milestones.
• Lead, mentor, and oversee project teams to ensure accountability and performance.
• Strengthen project planning, reporting, escalation, and decision-making processes.
• Ensure effective coordination between internal teams, consultants, contractors, vendors, and other stakeholders.
• Drive adherence to quality, safety, compliance, and contractual requirements.
• Provide management with data-driven insights, progress reports, and recommendations.

Business Process Optimisation

• Optimise sales processes to improve lead management, conversion rates, and customer engagement.
• Strengthen lead management systems and stakeholder coordination.
• Improve property management and maintenance processes to protect asset value and service standards.
• Manage and support due diligence activities to mitigate transaction and project-related risks.
• Support contract negotiations and commercial agreements with contractors, vendors, consultants, and stakeholders.
• Identify opportunities to improve customer experience throughout the sales, construction, handover, and post-handover lifecycle.

Qualifications

• Bachelor’s degree in Civil Engineering, Construction Management, or a related discipline.
• Candidates from reputed institutions such as IIT, BITS, VJTI, NICMAR, or equivalent institutes will be preferred.
• 12–15 years of total professional experience.
• Minimum 5 years of experience in civil engineering, construction, real estate, or related sectors, with significant exposure to process excellence.
• Proven experience in project management within the real estate or construction industry.
• Experience in luxury residential, villa, bungalow, or high-end real estate projects will be an advantage.

Required Skills

1. Strong knowledge of process excellence, Lean principles, and continuous improvement.
2. In-depth understanding of real estate project lifecycles and construction operations.
3. Expertise in project planning, governance, risk management, cost control, and quality management.
4. Experience in process mapping, SOP development, KPI management, and workflow optimisation.
5. Strong analytical, problem-solving, and decision-making capabilities.
6. Excellent leadership, stakeholder management, communication, and negotiation skills.
7. Ability to influence cross-functional teams and drive organisational change.
8. Strong understanding of data-driven performance management and operational reporting.

Preferred Skills

1. Advanced knowledge of project management methodologies applicable to real estate and construction.
2. Experience delivering luxury residential villas, bungalows, or high-value real estate projects.
3. Familiarity with AI-enabled process tools, automation, dashboards, and data analytics.
4. Experience in sales process optimisation, due diligence, and contract negotiations.
5. Exposure to change management, digital transformation, or business process re-engineering.
