What they need
THE ROLE
Liberty Renovation is hiring a Residential Project Manager to run remodeling jobs from signed contract through punch and closeout. You are the owner’s day-to-day contact, the crew’s scheduler, and the person who keeps the job on budget, on sequence, and clean enough to photograph.
This is a working PM seat — not a desk job that never leaves the office, and not a carpenter who only picks up a phone when something is on fire. You will be on jobs every day, write daily notes, communicate to purchasing manager materials that need to be ordered ahead of the crew, and close change orders before the work is done.
WHAT YOU WILL OWN
- Run 4–8 active residential remodel jobs at a time (kitchens, baths, additions, decks, fire/water rehab, whole-house). Build and hold the production schedule: trades, inspections, material lead times, owner selections. Walk the job daily. Check quality, safety, cleanliness, and whether tomorrow’s work can actually start. Keep the homeowner informed — no surprises on money, schedule, or scope. Write and price change orders the same week the extra work is identified. Get a signature before the crew starts it. Order materials and schedule deliveries so the crew is not standing around. Coordinate licensed electrical, plumbing, HVAC, tile, and other trades. Hold them to the scope of their singed subcontractor agreements. Keep the job folder current: photos, daily roll, punch list, invoices, lien waivers, permits. Protect the budget. Flag overruns early. Do not “eat” extras. Lead the owner walk, drive punch to zero, and turn over warranties, manuals, and keys. Run a short weekly production meeting with the owner of the company.
COMPENSATION
Base salary: $50,000 to $65,000 per year, depending on remodeling PM experience, trade background, and how many jobs you can run cleanly without being babysat.
Performance bonus is paid on each job after final payment is collected and punch is signed off. Bonus is not guaranteed and is not part of base pay. Typical annual bonus for a PM who hits the marks is several thousand dollars on top of base; strong years pay more.
How the bonus is scored (each closed job)
Measure Weight
What “good” looks like
Job gross profit vs. budget
40%
Hit or beat the job’s target GP. Unapproved extras and waste count against you.
Schedule — substantial completion
25%
Finish by the date in the contract, plus only owner-approved time on signed COs.
Client score / review
20%
Owner walk signed with no open punch. 5-star public review requested and, when earned, posted.
Paperwork & closeout
15%
Daily notes, photos, COs, invoices, waivers, done daily in BuildersTrend
Bonus rules (plain language)
- Target bonus pool per job is 1.0% to 2.0% of that job’s contract amount (including approved COs), scaled by the score above. Example: a $60,000 job scored at 100% pays $600–$1,200. A 70% score pays 70% of that pool. Jobs that finish below the company’s minimum GP, or that generate a valid written client complaint the company has to make whole, pay no bonus. Safety incidents you caused or failed to correct, or work that has to be torn out because you released it, zero that job’s bonus. Bonus is calculated after final payment clears and punch is signed. Paid on the next regular pay cycle. Exact percentages and the current pool rate are confirmed in the offer letter. The structure above is the one we run.
WHO THIS IS FOR
- 3+ years running residential remodel or light construction jobs as a PM, superintendent, or lead carpenter who already does the PM work. You can read a scope, a plan, and a budget, and you know the difference between an allowance and a change order. You have managed kitchens, baths, or additions — not only new-home production or commercial TI. You are comfortable on a phone with homeowners who live in the house while you work. Valid driver’s license, reliable truck or car, and ability to be on jobs around Johnson City, Kingsport, and Bristol most days. Smartphone + laptop capable. We use Buildertrend to keep track of projects High school diploma or GED required. Trade license, OSHA-10/30, or lead-safe cert is a plus.
