Responsibilities:

-          Responsible and to ensure smooth running the operation of Building Maintenance.

-          Responsible to report during monthly meeting on operation of building maintenance status.

-          Responsible to the completion of schedule on time and within cost approved.

-          Responsible for the effective implementation of company Quality System within PMU.

-          Responsible for ensuring that the PMU KPIs set by the HOD are met and subsequent action plan to be initiated should the KPIs are not achieved.

Authority:

-          As per current ‘Signing of Company’s Document and Authority Limit’ document.

Duties:

-          Carry out all the responsibilities namely Daily Operation, Preventive Maintenance (schedule & un-schedule), Corrective Maintenance (complaint & non-complaint) and Variation Order for customer satisfaction.

-          To ensure all the work done shall in compliance with

o   Technical requirement

o   Specification

o   Installation Procedure

o   Manufacture requirement

-          Assist Project Manager in ensuring that Quality Policy is carried out by respective staff under their control.

-          To attend and settle all the complaints on call, breakdown of services and request, otherwise inform the superior.

-          To up keep, maintain and proper records of tools, equipment, machineries, spare parts.

-          Fill up material request form

-          To liaise with client within their respective area.

-          To liaise with suppliers and subcontractors.

-          Prepare and monitor preventive maintenance program

-          Monitor and verify all operation and maintenance task is carried out conform to customer’s requirement.

-          General Administration & Petty Cash Management

-          To Conduct the Induction Training

-          Manage project team members

-          Request for quotation from suppliers / sub-contractors and negotiate (if required).

-          Ensure that customer requirements (as per tender document) and company obligations are met and customers’ complaints are attended to.

-          Attending site scheduled meeting.

-          To control the issuance and retention of ISO manuals, procedures, works instruction, document registration and audited documents amendments.

-          To carry out any other assignment as per instruction by Project Manager

Qualification and Experience:

-          Certificate in HT Chargeman (BO) with Suruhanjaya Tenaga

-          2 years of similar experience in Building Maintenance.
