1. About the position

The main purpose of this role is to perform preventive and reactive maintenance of chilled-water HVAC systems across CBRE Excellerate managed facilities. The HVAC Technician maintains and troubleshoots AHUs, FAHUs, FCUs, chilled-water networks and associated equipment, supports district cooling interfaces, records operating parameters and manages work orders through CAFM systems to ensure reliable service delivery.

2**.** Decision Making Authority

This position has the authority to:

• Carry out planned and reactive HVAC maintenance within assigned scope.
• Isolate equipment and stop work when unsafe conditions are identified.
• Diagnose HVAC faults and recommend corrective actions and required materials.
• Record operating parameters and identify abnormal system performance.
• Escalate major chilled-water, controls or district-cooling interface issues to the Technical Supervisor.

3. Experience / Education

• ITI/Diploma in HVAC, Mechanical Engineering or equivalent technical qualification.
• Minimum 3 years relevant HVAC maintenance experience preferred.
• Hands-on experience with chilled-water systems, AHUs, FAHUs, FCUs and associated pumps/valves.
• Experience with district cooling systems/interfaces is preferred.
• Working knowledge of CAFM systems is required.

4. Skills Required

• Chilled-water HVAC maintenance and troubleshooting
• AHU/FAHU/FCU servicing
• Temperature, pressure and flow checks
• Mechanical and basic electrical fault finding
• CAFM work-order management and reporting

5. Knowledge Required

• Chilled-water distribution systems
• AHUs, FAHUs, FCUs, valves, strainers and pumps
• District cooling interfaces and operating parameters
• HVAC controls and basic BMS concepts
• Preventive and reactive maintenance
• PTW, LOTO and HSE requirements
