Independent Maintenance Technician

Equity Management is seeking a dependable, experienced, and self-motivated Independent Maintenance Technician to perform repairs, maintenance, and general upkeep at our rental properties. We are looking for someone who takes pride in their work, can troubleshoot problems independently, and provides quality workmanship.

This is an independent contractor opportunity for someone who has their own tools, reliable transportation, and experience handling residential maintenance and repairs.

Responsibilities

• Complete apartment and residential property maintenance work orders.
• Perform plumbing repairs, including faucets, toilets, drains, and minor leaks.
• Handle basic electrical repairs and troubleshooting within applicable licensing requirements.
• Repair drywall, patch holes, and complete painting projects.
• Perform minor carpentry, door repairs, lock changes, and hardware replacements.
• Complete apartment turnovers and make-ready repairs between tenants.
• Perform general interior and exterior property maintenance.
• Inspect properties and identify needed repairs.
• Maintain clean, safe, and orderly work areas.
• Communicate promptly regarding completed work, repair needs, materials, and any additional issues discovered.
• Provide quality work in a timely and professional manner.

Requirements

• Previous residential or apartment maintenance experience preferred.
• Must have your own tools and reliable transportation.
• Ability to troubleshoot and complete repairs independently.
• Dependable, organized, and detail-oriented.
• Must communicate professionally and respond to work assignments in a timely manner.
• Must have the necessary licenses for any work that requires them.
• Must be able to provide references and examples of previous work upon request.

Independent Contractor Details

This position is for an independent contractor, not a traditional employee position. Compensation will be agreed upon based on the work performed, project scope, or other agreed-upon terms. Contractors are responsible for their own taxes, tools, transportation, and applicable business requirements.

The actual working arrangement will follow applicable independent-contractor classification laws.
