- Prepare comprehensive audit reports outlining findings, root causes, risks, and practical recommendations.
- Present audit findings and recommendations to senior management and relevant stakeholders.
- Monitor management's implementation of agreed corrective actions and provide regular follow-up reports.

- Evaluate controls over property acquisition, land development, project development costs, sales transactions, collections, and inventory.
- Conduct audits of construction sites and project operations where required.
- Identify potential areas of cost leakage, duplicate payments, fraud, conflicts of interest, and unauthorized transactions.
- Review project profitability and assess the reliability of management reporting and project cost information.
Governance & Compliance
- Ensure internal audit activities are aligned with company policies, applicable laws, regulations, and recognized internal audit practices.
- Support management in strengthening risk management and corporate governance frameworks.
- Assist in the investigation of suspected fraud, irregularities, and significant control breaches when required.
- Develop and maintain internal audit policies, procedures, audit programs, and working papers.
- Maintain appropriate documentation and audit evidence for all engagements.
Stakeholder & Team Management
- Build strong working relationships with senior management, Finance, Project Management, Procurement, Legal, Sales, and other business functions.
- Lead, coach, and develop internal audit team members.
- Collaborate with external auditors and other assurance providers where appropriate.

- At least 5 years of managerial or supervisory experience.
- Experience in the real estate, construction, property development, engineering, infrastructure, or related industries is highly preferred.
- Strong understanding of internal controls, risk assessment, financial processes, and audit methodologies.
- Proven experience conducting risk-based operational and financial audits.
- Experience auditing construction projects, procurement, contracts, project costs, or property development processes is an advantage.
- Strong analytical, problem-solving, report-writing, and presentation skills.
