What they need

Junior Controller

Real Estate Development & Investment | Multi-Entity Platform

About the Opportunity

Our firm owns, builds, and operates real estate under one roof, and we're adding a Junior Controller to our finance team. You'll handle the books for ground-up development projects, an operating portfolio of multifamily and hotel properties, and the entities of our family office.

You'll report closely to senior finance leadership and help make sure our numbers are right, from the month-end close to the reports our owners, investors, lenders, and outside advisors depend on.

This is a good fit for an accountant with some real estate background who wants to build deeper skills in a complex ownership structure. You'll learn development accounting, investor-grade reporting, and family office finance, and there is a real path to a senior leadership position.

What You'll Be Doing

Closing the books and reporting results

  • Help run the monthly, quarterly, and year-end close for every entity, project, and operating property, keeping it accurate and on schedule
  • Prepare internal financials (P&L, balance sheet, cash flow, and variance explanations) for individual properties and for the platform as a whole
  • Build investor packages, track partner capital accounts, and calculate distribution waterfalls for our partnerships and joint ventures
  • Help keep consolidated reporting correct across our ownership structure, including intercompany eliminations and family office reporting

Accounting for our operating properties

  • Handle property-level work such as rent rolls, CAM reconciliations, tenant invoicing, and lease abstracts
  • Apply ASC 842 to our commercial, residential, and hotel leases, with guidance from senior team members
  • Review monthly property financial packages before they go to ownership and asset management
  • Work with property and asset managers to confirm results are recorded correctly and to resolve anything unusual quickly

Supporting development and construction

  • Account for projects under construction, including job cost tracking, hard and soft cost monitoring, and preparing and reconciling draw requests
  • Put together lender draw packages, construction loan compliance reports, and cost-to-complete projections with our development and project management teams
  • Track capitalized costs, capitalized interest, and development fee revenue under GAAP and real estate accounting guidance
  • Pull project cost data from Procore and help connect it to Sage Intacct for GL entries and reporting

Managing cash and controls

  • Monitor balances across operating, reserve, and escrow accounts so leadership has a clear view of liquidity
  • Support AP, AR, payroll, and general ledger work, with attention to accuracy, deadlines, and separation of duties
  • Follow and help maintain accounting policies and controls that meet institutional and family office standards
  • Monitor loan covenant compliance on our financed properties and raise concerns early

Working with auditors and tax advisors

  • Help prepare for the annual audit and answer questions from auditors, tax preparers, and attorneys, under senior oversight
  • Assist with federal, state, and local tax filings, including partnership returns, 1099s, and estimated payments
  • Support tax strategy work such as 1031 exchanges, cost segregation, opportunity zone requirements, and depreciation planning
  • Keep records and backup documentation organized, ready for audit, and stored according to our retention policy

Improving systems and processes

  • Maintain the chart of accounts, cost codes, and reporting structure in Sage Intacct and Procore
  • Help build annual budgets, forecasts, and reforecasts for the operating properties and the development pipeline
  • Look for ways to speed up the close, reduce manual work, and make our reporting better
  • Partner with asset management, development, and property management to keep reporting timely and correct

What You Bring

  • A bachelor's degree in accounting, finance, or a similar field
  • 2–5 years of accounting experience with increasing responsibility, including some time in real estate, development, or an adjacent industry
  • At least 1–2 years in real estate accounting; experience with commercial, residential, multifamily, or mixed-use properties is a plus
  • A working grasp of GAAP, including the basics of ASC 842, real estate accounting rules, and partnership accounting
  • Experience with Sage Intacct and Procore, or a strong willingness to learn them; knowledge of Yardi, MRI, or AppFolio is also helpful
  • Strong Excel skills and comfort with data from many entities and with variance analysis
  • The ability to handle closes for several entities at once without missing deadlines
  • Clear communication and the ability to present financial information in an organized, easy-to-follow way

Bonus Points

  • Progress toward a CPA license
  • Prior work at a real estate developer, family office, or integrated investment firm
  • Hands-on experience with construction draws, job costing, or development accounting
  • Background in partnership accounting, waterfall distributions, or investor reporting
