What they need

We are seeking an experienced and detail-oriented Passive Fire Protection Estimator to join our team supporting New Zealand construction projects. The successful candidate will be responsible for preparing accurate quantity take-offs, cost estimates, tender submissions, and pricing proposals for commercial and residential construction projects, specializing in passive fire protection systems.

The ideal candidate will have a strong understanding of passive fire protection systems, construction methods, fire-rated building assemblies, and New Zealand building compliance requirements. They must be experienced in interpreting architectural, structural, and fire-rated construction drawings to produce competitive, accurate, and commercially viable tenders.

Key Responsibilities

  • Review architectural, structural, fire, and construction drawings, specifications, schedules, and tender documentation.
  • Perform detailed quantity take-offs and measurements for passive fire protection works.
  • Prepare accurate cost estimates, tender pricing, Bills of Quantities (BOQs), and bid submissions.
  • Measure and estimate passive fire protection systems, including:
  • Fire-rated wall and ceiling systems.
  • Fire-rated plasterboard and shaft wall systems.
  • Fire stopping and penetration sealing systems.
  • Fire-rated sealants, mastics, and collars.
  • Pipe, cable, and service penetration fire stopping.
  • Fire-rated dampers and associated fire protection interfaces, where included in the subcontract scope.
  • Linear joint seals and perimeter fire stopping.
  • Fire-rated wraps, boards, and enclosures for structural steel and building services.
  • Structural steel fire protection and intumescent coatings, where applicable.
  • Fire and smoke barriers, cavity barriers, and fire-rated service enclosures.
  • Identify and quantify service penetrations, movement joints, construction joints, and other fire-stopping requirements from drawings and specifications.
  • Source, review, and evaluate supplier and subcontractor quotations to establish accurate material and installation costs.
  • Analyse labour, materials, access equipment, wastage, productivity rates, and subcontractor costs.
  • Prepare detailed cost breakdowns, pricing schedules, tender clarifications, exclusions, and qualifications.
  • Review passive fire protection specifications and fire-rated system requirements to ensure proposed pricing aligns with the documented scope.
  • Identify discrepancies, scope gaps, commercial risks, and value-engineering opportunities.
  • Coordinate with project managers, estimators, suppliers, subcontractors, and New Zealand-based project teams to clarify technical and commercial requirements.
  • Assist with post-tender negotiations, variations, and cost reviews as required.
  • Maintain estimating databases, historical cost records, supplier pricing, and productivity benchmarks.
  • Ensure tenders are submitted within required deadlines while maintaining accuracy and commercial competitiveness.

Qualifications

  • Bachelor's Degree or Diploma in Quantity Surveying, Construction Management, Civil Engineering, Architecture, or a related discipline.
  • Minimum of 3–5 years of estimating experience in the construction industry, preferably in passive fire protection or specialist subcontracting.
  • Experience estimating passive fire protection packages for commercial and residential construction projects.
  • Familiarity with fire-rated building systems, fire stopping products, penetration sealing systems, and relevant installation methods.
  • Experience with New Zealand construction projects is highly preferred.
  • Understanding of New Zealand Building Code requirements and applicable fire protection standards is an advantage.

Technical Skills

  • Advanced proficiency in Microsoft Excel, including estimating spreadsheets, cost analysis, and pricing schedules.
  • Experience using quantity take-off and estimating software such as:
  • Bluebeam Revu
  • PlanSwift
  • CostX
  • Cubit
  • Other construction estimating and measurement platforms
  • Ability to interpret architectural, structural, fire protection, and building services drawings.
  • Ability to quantify penetrations, fire-rated assemblies, linear joints, service openings, and associated passive fire protection requirements.
  • Understanding of labour productivity, material consumption, installation rates, and subcontractor pricing.
  • Ability to review technical datasheets, fire test documentation, and system specifications when preparing estimates.
  • Strong numerical, analytical, and problem-solving skills.
  • Excellent attention to detail and accuracy.

Key Competencies

  • Passive fire protection quantity take-offs and measurement expertise.
  • Tender preparation, cost planning, and bid management.
  • Cost estimation and commercial pricing analysis.
  • Understanding of passive fire protection systems and construction interfaces.
  • Strong commercial awareness and risk assessment capabilities.
  • Effective written and verbal communication skills.
  • Ability to manage multiple tenders and meet strict deadlines.
  • Self-motivated, organised, and capable of working independently.
  • Ability to collaborate effectively with remote project teams in New Zealand.

Preferred Experience

  • Estimating passive fire protection packages for New Zealand commercial and residential construction projects.
  • Experience with fire stopping, penetration sealing, fire-rated joints, fire barriers, and structural steel fire protection.
  • Familiarity with New Zealand Building Code fire safety provisions and relevant compliance documentation.
  • Experience interpreting fire reports, fire strategies, penetration schedules, and passive fire protection specifications.
