Team Group Rentals is a well-established, independent property management company managing residential properties across the wider Wellington region.

We’re looking for a Junior Property Manager to join our Paremata team and manage their own portfolio of residential properties which are primarily located in Waikanae and Paraparaumu.

This is a great opportunity for someone who already has experience within the property management industry and is ready to take on their own portfolio, or for a Property Manager in the early stages of their career who is looking for a supportive environment where they can continue to develop.

You may currently be working as a Tenancy Manager, Property Management Assistant or in another property management role and feel ready for the next step. Alternatively, you may already have one to two years' experience managing properties and be looking for an opportunity to further develop your skills and career.

About the role

You will be responsible for the day-to-day management of your own residential property portfolio, while having the support of an experienced wider team when required.

Your responsibilities will include:

• Building and maintaining strong relationships with property owners and tenants

• Managing rent arrears and tenancy-related matters

• Advertising properties and managing the letting process

• Conducting viewings and processing tenancy applications

• Completing routine, entry and final inspections

• Coordinating repairs and maintenance with owners and contractors

• Managing tenancy renewals, changes and end-of-tenancy processes

• Ensuring properties and tenancies meet relevant legislative and compliance requirements

• Managing tenancy documentation and property records

• Working through tenancy issues and disputes as they arise

• Attending mediation or Tenancy Tribunal where required

You’ll have ownership of your portfolio, but you won’t be expected to know everything from day one. Our experienced team is there to provide guidance and support when more complex situations arise.

About you

We’re looking for someone who has:

• Previous experience within residential property management
• A good understanding of the Residential Tenancies Act and the day-to-day requirements of managing tenancies
• The confidence and organisation to manage their own portfolio
• Strong communication and relationship-building skills
• Excellent attention to detail
• The ability to prioritise and manage a busy workload
• Confidence dealing with owners, tenants and contractors
• Good computer skills and the ability to learn property management systems
• A practical, solutions-focused approach
• A willingness to continue learning and developing
• A current full NZ driver licence and reliable vehicle

Previous experience managing your own portfolio would be an advantage, but it isn't essential. If you have solid property management experience and are ready to step up into managing your own portfolio, we’d like to hear from you.
