What they need

Land Development Coordinator

About the Role

Looking to leave all those endless forms of a soon-to-be irrelevant big company behind for a nimbler and more entrepreneurial team that does more than one thing well. Silverthorne is searching for a Land Development Coordinator to support the Land Acquisition and Development team in administering the entitlement and development process. You will be involved in each transaction from the beginning through closeout and the sale of the final parcel. The role is primarily a support position, but it is not limited to one: you will be expected to take ownership of assigned work, move it forward, and see it through to completion.

Essential Duties and Responsibilities

  • Provide administrative support for the land underwriting process, including assembling data, exhibits, and supporting documents.
  • Prepare, organize, and track land purchase contracts, amendments, and critical dates from contract through closing.
  • Request, compare, and secure third-party due diligence proposals (for example: surveys, environmental, geotechnical, title, engineering, and traffic studies) and track their completion.
  • Prepare and submit entitlement applications (for example: annexation, zoning, subdivision, and plat applications) and track their progress through municipal and county review and approval.
  • Coordinate with consultants, attorneys, engineers, municipal staff, and internal team members to keep projects on schedule.
  • Manage workflow and deadlines so that tasks reach a timely conclusion, and raise issues early.
  • Maintain and improve project tracking and reporting systems, and prepare regular status reports for management.
  • Support project closeout and parcel or lot sales through the end of each project.
  • Perform other related duties as assigned.

Qualifications

Required

  • Basic working knowledge of real estate development, land development, homebuilding, planning, or a related field.
  • Proficiency with Microsoft Office, including Excel, Word, Outlook, Teams, and PowerPoint.
  • Some hands-on experience using artificial intelligence (or Super Intelligence if you prefer) tools (such as generative AI assistants) to support research, writing, analysis, or workflow in a professional or academic setting.
  • Strong organizational skills and the ability to manage multiple deadlines in a fast-paced environment.
  • Clear, direct written and verbal communication, with the confidence to follow up and advocate for project needs.
  • Calm with customer service orientation.

Preferred

  • Experience with Illinois entitlement, planning, or local government processes.
  • Familiarity with land contracts, due diligence, plats, and development approvals.

What Success Looks Like Here

Silverthorne Homes is a lean team. We value people who:

  • Bring a strong work ethic and take ownership of their decisions and results.
  • Learn quickly and are comfortable adopting new tools, including AI, to work smarter.
  • Prefer a direct, results-focused culture over bureaucracy and office politics.
  • Are assertive and professional in moving work forward with internal and external partners.

Work Location and Schedule

This position is based in our Sycamore, Illinois office, with an expectation of working on-site at least three [3] days per week. Candidates with substantial Illinois entitlement, planning, or government experience may be considered for a fully remote arrangement. Occasional travel to project sites, municipal offices, and public meetings, some of which may take place in the evening, may be required.

Compensation and Benefits

Base salary: $50,000 to $65,000 per year. The salary offered within this range will be based on job-related factors, including relevant skills, experience, and qualifications.

Closing incentive: This position is eligible for a non-discretionary incentive tied to closings. It is based on objective results; not subjective, how well you play office politics, or if you like dad jokes. Terms are governed by the written incentive plan, which will be provided with any offer.

Benefits: Medical, dental, vision, 401(k) and match, paid time off and paid holidays, paid leave under the Illinois Paid Leave for All Workers Act, accident insurance, profit sharing program, employee home build discount program.

Physical Requirements and Working Conditions

The work is performed mainly in an office or remote setting and involves extended computer use, phone and video calls, and reviewing documents and plans. Occasional site visits may involve walking on undeveloped or uneven ground in outdoor weather conditions. If travel to project sites is required, a valid driver's license and reliable transportation (or another means of getting to job sites) is needed. Reasonable accommodations will be made to enable qualified individuals with disabilities to perform the essential functions of this position.

Equal Opportunity Employer

Silverthorne Homes is an equal opportunity employer. We make employment decisions without regard to race, color, religion, sex (including pregnancy), national origin, ancestry, age (40 and over), physical or mental disability, military status, unfavorable discharge from military service, marital status, order of protection status, sexual orientation, gender identity, citizenship status, work authorization status, arrest record, genetic information, reproductive health decisions, family responsibilities, or any other characteristic protected by federal, state, or local law. Applicants with conviction records will be considered in accordance with the Illinois Human Rights Act and the Job Opportunities for Qualified Applicants Act.

Applicants who need a reasonable accommodation during the application or interview process may contact the hiring manager.
