Lead Maintenance Technician/Supervisor

Overview

Morning View Communities is seeking a hands-on Lead Maintenance Technician/Supervisor for Holiday City, our manufactured housing and apartment community in Jacksonville, NC. Morning View Communities is a property management company that operates manufactured housing communities across North Carolina, South Carolina, Virginia, Tennessee, Georgia, and Florida. Our goal is to provide an affordable, high-quality, well-maintained environment where residents can live and thrive.

We're looking for an experienced maintenance tech who is ready for more responsibility: someone who still enjoys doing the work and wants to help train and lead a small team. You'll spend most of your day in the field fixing things yourself. You'll also be the problem solver on the team, diagnosing issues before a contractor gets called. Your coordination work is simple: a morning check-in with the Property Manager to set priorities, keeping work orders moving, and an end-of-day wrap-up on what got done. You'll help set the standard for safe, efficient, professional work across the community. Over time, this role can grow into a Maintenance Supervisor position. What You'll Do

• Handle day-to-day repairs across homes, apartments, and common areas, including thermostats, AC leaks, and basic HVAC troubleshooting (breakers, condensate lines, filters); bathroom moisture and exhaust fans; window leaks, drywall, paint, flooring, and general carpentry; minor plumbing and water/sewer issues; tripped breakers and basic electrical issues; parking pads, hardscape, and minor roof repairs; and periodic pest control, small landscaping jobs, and branches on homes
• Inspect units and grounds, change filters, and handle routine preventive maintenance
• Look after the community pool through on- and off-season
• Work alongside two maintenance technicians, setting the pace and teaching them as you go
• Agree on daily priorities with the Property Manager and make sure work orders get done and documented
• Coordinate with outside vendors when a job is beyond the in-house team
• Help bring unit turns in-house over time
• Pitch in wherever needed. No task is too small.

What We're Looking For

• Several years of hands-on maintenance experience (apartments, manufactured housing, property management, or a related trade)
• Comfortable diagnosing common HVAC problems, plus solid carpentry, drywall, and general repair skills
• A problem solver who checks the basics first and finds practical fixes
• Willing to teach and support less experienced technicians; prior lead or training experience is a plus
• Organized enough to track and close out work orders and communicate clearly with the office
• Friendly, professional manner with residents. This is a customer-service role.
• Valid driver's license; able to lift 50 lbs and work in attics, crawl spaces, and outdoors

Preferred (not required)

• EPA 608 / HVAC certification
• CPO (Certified Pool Operator) certification

Pay: $45,000.00 - $55,000.00 per year
