PowerCity PM is a Niagara Falls–based property management company overseeing short-term vacation rentals, residential units, and office space in Niagara Falls NY. We manage a growing portfolio held under multiple LLCs, and we are building a finance function that can keep pace. We are a small team where your work is visible and valued every day.

The Role

We are hiring a Lead Accountant to own the accounting for our real estate portfolio from day-to-day transactions through month-end close and tax season. Reporting directly to the owner, you will produce accurate, timely financials for each entity, strengthen our processes and controls, and oversee our bookkeeping support. This is a hands-on role for someone who likes building clean systems and turning numbers into clear decisions.

What You Will Do

Accounting and Close

• Own the full-cycle accounting for multiple related LLCs and properties in QuickBooks Online and Yardi
• Lead the monthly close: reconciliations, accruals, intercompany entries, and review of all journal entries
• Deliver monthly and quarterly financial statements by entity and by property, with clear commentary on results
• Reconcile short-term rental revenue, platform payouts, and fees from our property management system to the books
• Track fixed assets, capital improvements, and depreciation schedules for each property

Tax, Compliance, and Reporting

• Serve as the main point of contact for our outside CPA; prepare year-end packages, workpapers, and K-1 support for partnership returns
• Prepare lender, investor, and partner reports; track loan covenants, escrow, and insurance renewals
• Oversee 1099 reporting and payroll tax reconciliations with our payroll provider

Planning and Leadership

• Build annual budgets and cash-flow forecasts; track actuals versus budget for each property
• Analyze property performance (revenue per unit, occupancy, operating costs) to support pricing, acquisition, and refinancing decisions
• Supervise and review the work of our Office Manager / Bookkeeper
• Design and document accounting procedures and internal controls as the portfolio grows

What We Are Looking For

• Bachelor's degree in accounting or finance (required)
• 5+ years of accounting experience, including owning the month-end close (required)
• Multi-entity accounting experience, including intercompany transactions
• Strong knowledge of GAAP and accrual accounting
• Advanced QuickBooks and Excel skills (lookups, pivot tables, financial models)
• Highly organized, deadline-driven, and accurate
• Able to explain financial results clearly to non-accountants
• Discretion and integrity with confidential financial information

Nice to Have

• CPA license or progress toward one
• Real estate, property management, or hospitality accounting experience
• Experience with partnership (Form 1065) tax preparation or review
• Familiarity with Guesty, Yardi or similar software
• Experience supervising or mentoring a bookkeeper or staff accountant

Pay and Benefits

• $65,000–$85,000 per year, based on experience and credentials

Schedule

Full-time, [Monday–Friday, 9 AM–5 PM], in person at our office at 225 Old Falls Street, Niagara Falls, NY. [Hybrid schedule possible after onboarding.]
