What they need
- Conduct market research on office buildings in Klang Valley to keep abreast with market rental rate, occupancy rate and competitors’ development.
- Handle leasing enquiries from real estate agents and prospective tenants.
- Assist in the preparation of documentations related to tenancy matter i.e., offer letter, tenancy agreement, renewal agreement, etc.
- Liaise with the solicitors on the stamping of tenancy, renewal, and license agreement.
- Assist the Leasing Manager in conducting an annual tenant survey and organise tenant engagement activities.
- Update the tenancy details in Tenant Management System i.e., rental rates, change of company name, renewal & termination agreements.
- Perform claims for Quit Rent rebate allowances from the authority.
- Assist in updating monthly leasing report and budgetary preparation.
- Any other duties or responsibilities assigned by the Company.
- Proactively source new leads via networking, property portals, cold calls, and agent collaboration
- Negotiate commercial lease terms and conditions, including reviewing and advising on tenancy agreement clauses.
- Demonstrate a high level of initiative and the ability to work independently to get tasks completed efficiently. Some quidance requirement is expected. A fast leaner is an added advantage.
- Exibit strong organizational skills with the ability to priortize multiple tasks effectively.
- Be results oriented with a strong drive to help achieve leasing targets and objectives
- Show strong commitment to meeting deadlines, with conisitent delivery on assigned tasks and responsibilities.
