Leasing Executive

1. Leasing targets and occupancy

• Achieve monthly, quarterly and annual targets for area leased (sq ft) and rental value
• Drive occupancy across the portfolio, with focus on vacant and long-vacant units
• KPIs: area leased vs. target, occupancy %, vacancy days per unit, rental achieved vs. rate card

2. Lead generation and prospecting

• Generate leads through tenant brokers, corporate outreach, portals, events and existing client references
• Map prospective tenants by sector, size and expansion plans
• KPIs: qualified leads per month, broker meetings held, enquiry-to-site-visit %

3. Site visits and deal conversion

• Conduct property tours, share floor plans, specifications and amenity details
• Run requirement assessment, negotiation and closure of leases
• KPIs: visit-to-LOI %, LOI-to-lease conversion %, average deal closure time

4. Commercial negotiation and lease structuring

• Negotiate rent, escalation, lock-in, security deposit, rent-free and fit-out periods within approved limits
• Prepare commercial proposals and offer letters (LOI / term sheet)
• KPIs: average rent vs. budget, deals closed within approval limits, deviations from policy (zero without approval)

5. Documentation and legal coordination

• Coordinate with the legal team on lease and leave-and-licence agreements, draft review and execution
• Ensure KYC, board resolutions, stamp duty and registration are completed
• KPIs: LOI-to-agreement turnaround, documentation error rate, agreements registered on time

6. Tenant onboarding and fit-out coordination

• Coordinate with the projects and facility teams on possession, fit-out approvals, utilities and NOCs
• Track rent commencement against handover dates
• KPIs: possession-to-fit-out start time, rent commencement on schedule, onboarding checklist completion

7. Rent collection and receivables support

• Coordinate with accounts on rent invoices, CAM charges, security deposits and escalations
• Follow up on overdue rentals with tenants alongside the collections or property management team
• KPIs: rent collected vs. billed, overdue ageing reduced, deposits collected before possession

8. Tenant relationship and retention

• Maintain regular contact with tenants, address queries and escalate issues to the property management team
• Plan renewals early and handle expansion or surrender requests
• KPIs: renewal rate, tenant satisfaction score, early surrender notices, renewals initiated 6-9 months before expiry

9. Broker and channel partner management

• Build relationships with commercial brokers and ensure timely brokerage processing as per policy
• Brief brokers on available inventory, rates and offers
• KPIs: active brokers, deals sourced via brokers %, brokerage disputes

10. Market intelligence and reporting

• Track competing projects, rental trends, absorption, incentives and new supply in the micro-market
• Update the CRM daily and submit the pipeline, vacancy and conversion reports
• KPIs: CRM compliance, pipeline forecast accuracy, market reports submitted on time

11. Compliance and ethics

• Quote only approved rates, specifications and terms; follow RERA, local regulations and company policy where applicable
• Avoid unapproved commitments on rent, fit-out contributions or timelines
• KPIs: zero compliance violations, zero complaints on misrepresentation, audit compliance

Pay: ₹35,000.00 - ₹40,000.00 per month
