Leasing Manager

About the role

We are seeking an experienced and commercially driven Leasing Manager to be based in Phuket and lead leasing activities for a portfolio of hotels, retail properties, restaurants, mixed-use developments and commercial real estate assets across Phuket, Koh Samui and other locations in Thailand. This is a hands-on commercial role where you will identify prospective tenants, generate leasing opportunities, negotiate commercial terms, close transactions and maintain strong relationships with tenants and operators.

Key responsibilities

• Develop and execute leasing strategies for the Group's properties in Phuket, Koh Samui and other locations in Thailand, including hotels, retail centres, street-front retail, restaurant spaces, lifestyle developments and mixed-use properties
• Identify the optimal tenant mix for each property based on location, customer demographics, tourism patterns and positioning
• Develop annual leasing targets, budgets and revenue objectives
• Actively identify and approach potential tenants including international restaurant brands, local and international F&B operators, cafés, bars, retailers, beauty and wellness operators, gyms, medical businesses, supermarkets, convenience stores, lifestyle brands, entertainment operators, tourism-related businesses and independent entrepreneurs
• Maintain a comprehensive leasing pipeline covering prospective tenants, business category, contact person, company, space being considered, proposed rental, lease term, fit-out period, security deposit, key money, revenue-share arrangements, opening date, negotiation status, probability of closing and expected annual rental income
• Lead negotiations covering base rent, minimum guaranteed rent, revenue sharing, security deposits, lease duration, renewal options, rent escalation, rent-free periods, fit-out periods, tenant improvement contributions, common-area charges, utilities, marketing contributions, operating hours, signage, exclusivity, maintenance responsibilities, insurance, guarantees, termination provisions and assignment and subleasing
• Regularly network with restaurant and retail operators, maintain relationships with major property agents, build relationships with franchise groups and attend property and retail industry events
• Understand restaurant economics and F&B operator requirements including kitchen, exhaust, grease trap, gas, loading, delivery, waste management, outdoor seating, signage, alcohol licensing, operating hours, tourist foot traffic and parking requirements
• Work with development, operations, marketing and asset-management teams to establish the appropriate tenant mix and create properties that are commercially successful
• Continuously monitor the Phuket and Thai commercial property market, track rental rates, occupancy, new developments, new hotel projects, new shopping centres, major international brands entering Thailand, new restaurant projects, retail trends, tourism trends and consumer spending
• Personally conduct property inspections and leasing presentations for major prospective tenants, explain available spaces, provide floor plans and leasing information, explain commercial terms and follow up quickly after every meeting
• Work with internal and external legal advisers to prepare Letters of Intent and Heads of Terms, coordinate lease agreements, ensure agreed commercial terms are correctly reflected, obtain internal approvals and coordinate deposits and lease execution
• Maintain strong relationships with existing tenants through regular meetings, resolve commercial issues, identify expansion opportunities, support lease renewals and monitor tenant satisfaction
• Develop a structured renewal program, review upcoming lease expirations at least 12–18 months in advance and determine whether tenants should be retained
• Work with the Finance team to maximize property income and be responsible for annual rental income targets, leasing budgets, rental forecasts, vacancy forecasts, leasing commissions and tenant incentives
• Develop and manage relationships with major property agencies and independent leasing agents and maintain an active network of agents throughout Phuket, Koh Samui, Bangkok, Pattaya, Chiang Mai and other strategic Thai markets

About you

• Minimum 10 years' professional experience in commercial leasing
• Strong experience in retail leasing
• Strong experience in restaurant and F&B leasing
• Proven experience negotiating and closing leases
• Strong knowledge of the Phuket property market
• Existing network of potential tenants and operators
• Experience dealing with property agents and brokers
• Strong commercial negotiation skills
• Strong understanding of rental economics
• Excellent English communication skills
• Thai language capability preferred
• Strong computer and reporting skills
• Experience with hotels and resort properties preferred
• Experience with lifestyle developments and shopping centres preferred
• Experience with mixed-use developments preferred
• Experience with restaurant clusters, beach clubs and entertainment venues preferred
• Experience with high-street retail preferred
• Experience with tourism-related commercial properties preferred
• Experience working with international F&B brands and franchise businesses preferred
