Grow your career with HH Red Stone!

HH Red Stone is a growing property management company focused on creating welcoming communities and delivering exceptional service. We’re looking for a motivated Leasing Manager to lead leasing and marketing efforts at The Haven in New Haven, Connecticut.

If you enjoy connecting with people, closing sales, developing a team, and seeing your work translate into results, we would love to hear from you.

About the Role

The Leasing Manager takes an active role in achieving the community’s leasing, occupancy, and renewal goals. Working closely with the Property Manager, you will manage the prospect experience from the first inquiry through move-in, coordinate marketing and outreach, and help the leasing team deliver consistent, responsive service.

This is a hands-on position that combines personal leasing responsibilities with daily team guidance and performance tracking.

Key Responsibilities

Leasing and Sales

  • Lead daily leasing efforts to achieve established occupancy, leasing, and renewal goals.
  • Respond promptly to inquiries, conduct property tours, explain rental options, and follow up consistently with prospective residents.
  • Maintain accurate prospect records and ensure leads receive timely follow-up.
  • Guide applicants through the application, screening, lease signing, and move-in process using approved procedures.
  • Clearly explain lease terms, rental rates, fees, and community policies.
  • Coordinate with the property and maintenance teams to confirm apartment availability and move-in readiness.

Team Leadership

  • Provide day-to-day guidance and coaching to leasing team members.
  • Help train team members on property knowledge, tours, sales techniques, follow-up, and customer service.
  • Monitor leasing activity and help identify opportunities to improve conversion rates and service.
  • Coordinate leasing coverage with the Property Manager.
  • Communicate priorities, progress, and staffing or training needs to the Property Manager.

Marketing and Outreach

  • Help develop and execute the community’s marketing and outreach plan.
  • Maintain accurate apartment listings, availability information, and approved marketing materials.
  • Support social media content, resident events, referral efforts, and local outreach.
  • Build relationships with local employers, universities, and community organizations.
  • Monitor competing communities’ pricing, availability, concessions, and amenities, and share recommendations with management.
  • Track lead sources and marketing results to identify effective approaches.

Renewals and Resident Experience

  • Coordinate renewal outreach and follow-up to support resident retention.
  • Build positive relationships with residents and respond professionally to questions and concerns.
  • Work with management to resolve issues that may affect resident satisfaction or renewal decisions.
  • Support an organized and welcoming move-in experience.

Reporting and Compliance

  • Prepare accurate leasing activity, traffic, conversion, occupancy, and renewal reports.
  • Maintain complete and organized application, lease, and prospect records.
  • Follow Fair Housing requirements, applicable laws, and company policies throughout the leasing process.
  • Apply approved screening standards consistently and protect confidential applicant and resident information.
  • Escalate accommodation requests, exceptions, and sensitive concerns to the appropriate manager.
  • Complete other related duties as assigned.

Qualifications

  • At least two years of residential leasing, property management, or closely related sales experience.
  • Demonstrated ability to meet sales or leasing goals and maintain consistent follow-up.
  • Previous experience training, mentoring, or leading team members preferred.
  • Strong communication, organization, customer service, and problem-solving skills.
  • Comfort reviewing performance reports and using results to improve leasing efforts.
  • Experience with property management software, CRM systems, Microsoft Office, and social media platforms preferred.
  • Knowledge of Fair Housing principles and a commitment to consistent, professional service.
  • High school diploma or equivalent required; additional education or industry certifications are a plus.

Schedule and Work Environment

This position works onsite at The Haven. Weekend availability is required based on the community’s leasing schedule, with occasional evening events or additional coverage during peak leasing and move-in periods. The role includes office work, property tours, walking throughout the community, and accessing apartments and common areas. Essential functions may be performed with or without reasonable accommodation.

Benefits

Eligible employees may participate in company-sponsored medical, dental, vision, life insurance, disability coverage, and a 401(k) plan with employer matching. Paid time off and paid sick leave are provided under company policies and applicable requirements. Eligibility and plan terms apply.
