ROLE: Legal Associate Real Estate
The Bharath Group is looking for a Legal Associate with 45 years of experience in real estate legal operations. The ideal candidate must possess strong expertise in property laws, land documentation, registration, and due diligence, and must be fluent in Kannada to effectively coordinate with local authorities, clients, and stakeholders.

ROLES & RESPONSIBILITIES:
Draft, review, and finalize property-related legal documents, including Sale Deeds, Agreements, MoUs, Lease Deeds, Gift Deeds, and Affidavits.
Conduct legal due diligence on land & property transactions to verify clear title and compliance.
¢ Manage property registration processes, liaise with Sub-Registrar offices and local authorities (BBMP, BDA, Panchayat, etc.).
¢ Handle notices, litigations, and legal queries and coordinate with external advocates when required.
¢ Review and maintain all legal documents, case files, and compliance records.
¢ Ensure legal compliance with RERA and applicable real estate regulations.
¢ Assist in resolving land disputes, boundary issues, encumbrance clearance, and verification of government records.
¢ Prepare legal summaries, reports, and updates for management review.
¢ Provide legal support during project planning, land acquisition, and due diligence stages.
¢ Communicate effectively with internal teams, clients, and government departments.

REQUIRED COMPETENCIES:

1. Bachelors degree in Law (LLB/LLM).
2. 45 years of experience as a Legal Associate in the Real Estate sector.
3. Strong understanding of property laws, land documentation, and legal compliance.
4. Fluency in Kannada (mandatory) along with English & Hindi.
5. Proficiency in MS Office, Google Workspace, and legal documentation tools.
6. Ability to work independently on legal matters with accuracy and professionalism.
7. Strong negotiation, drafting, and communication skills.

REQUIRED CANDIDATE PROFILE:
