Maintenance Executive

DUTIES / RESPONSIBILITIES

• Multi-Site Maintenance: Direct and monitor day-to-day maintenance operations and facilities upkeep across HQ and all retail store outlets.
• Preventive & Corrective Maintenance: Formulate, roll out, and track Planned Preventive Maintenance (PPM) schedules alongside rapid corrective repairs to reduce system downtime and extend asset life.
• Facility Inspections: Conduct routine condition assessments of critical building systems (HVAC, electrical, plumbing, structural, fire protection) to determine repair priorities and capital improvements.
• Workflow Supervision: Lead, assign, and coordinate daily tasks for maintenance technicians, ensuring balanced workloads and clear deliverables.
• Vendor & Contractor Management: Supervise external contractors, negotiate service scope, monitor Service Level Agreements (SLAs), and audit completed work for quality standard adherence.
• Workplace Safety Enforcement: Ensure all maintenance operations, repairs, and contractors strictly abide by company safety standards and government health regulations.
• Budget Forecasting: Assist leadership in developing annual departmental operational budgets and calculating projected expenses for specific repair/renovation projects.
• Cost Control: Analyze repair costs, manage quotations, and implement cost-effective solutions without compromising work quality or safety.
• Inventory Control: Maintain accurate inventory records for spare parts, equipment, tools, and cleaning consumables to avoid supply shortages during critical repairs.
• 24/7 Emergency Incident Response: Serve as the immediate liaison for emergency facility issues reported by branch outlets or senior management, executing rapid resolution protocols.
• Ad-Hoc Projects: Execute special operational projects and infrastructure tasks as directed by executive leadership. Perform any other related duties that management may require from time to time.

REQUIRED SKILLS / ABILITIES:

• Technical Knowledge: Strong working knowledge of HVAC systems, refrigerant, electrical distribution, plumbing, fire protection, and local safety codes.
• Core Competencies:
• Demonstrated team leadership and vendor negotiation skills.
• Strong crisis management capability and willingness to respond to emergency calls outside regular hours if required.
• Proficiency in MS Office (Excel, Word).
• Excellent verbal and written communication skills for cross-departmental collaboration.
• Attentive to details.
• Knowledge in CCTV, alarm and PA system is an added advantage.

EDUCATION / EXPERIENCE:

• At least Diploma in Mechanical/Electrical Engineering, Building Services, or a related discipline.
• 3–5 years of hands-on experience in facility management, preferably within retail, multi-site operational environments, or commercial buildings.
• Must be able to traverse property and facility to diagnose building issues and plan repairs or maintenance.
• Must be able to lead and a team player.

Pay: RM4,000.00 - RM5,000.00 per month
