Are you looking for a company that values your expertise and professionalism?

If so, Capital Property Solutions (CPS) is seeking an experienced Maintenance / Facility Supervisor to oversee maintenance operations at our 17-story high‑rise residential community located near Franklin Park Conservatory. In this leadership role, you’ll guide a skilled technician, manage building systems, coordinate vendors, and ensure the reliability and safety of the property’s critical infrastructure.

What We Offer
We provide a supportive, growth‑focused environment where your leadership truly matters. As a Maintenance Supervisor, you’ll receive an annual salary of $80,000 to $90,000, 100% company‑paid medical insurance, and a comprehensive benefits package including:

  • Dental, vision, and life insurance
  • Paid vacation, sick, and wellness time
  • 11 paid holidays
  • 401(k) with HSA
  • Career advancement and internal promotion opportunities
  • Employee recognition programs that celebrate your impact

We invest in your success because when you thrive, our communities thrive.

What You’ll Do
In this role, you will be a working manager who not only oversees a Maintenance Technician, but also provides hands-on maintenance services to our residents. You will:

  • Supervise and mentor the Maintenance Technician, monitoring workload, ensuring productivity, quality of work, safety compliance, and ongoing hands-on technical skill development.
  • Monitor and maintain building systems, including HVAC, boilers, chillers, pumps, plumbing, electrical systems, lighting, and ventilation.
  • Provide hands‑on support when troubleshooting complex issues and perform minor repairs such as basic plumbing, electrical, carpentry, painting, drywall patching, and door hardware adjustments.
  • Manage the full work‑order process, including prioritization, scheduling, completion standards, documentation, and communication with residents and the Front Desk team.
  • Conduct regular property walkthroughs to proactively identify maintenance needs and ensure building systems are functioning properly.
  • Develop and manage preventive maintenance schedules for all building systems; maintain accurate logs, inspection records, equipment histories, and warranty/service documentation.
  • Oversee contractors and service vendors, including sourcing, negotiating, scheduling, and ensuring quality of specialized repairs and inspections.
  • Manage the maintenance department budget, procurement of parts and supplies, and inventory control.
  • Coordinate inspection and testing schedules for elevators, fire/life‑safety systems, and mechanical/electrical plant equipment in partnership with licensed vendors.
  • Respond to urgent building system issues, including elevator outages, leaks, HVAC failures, and equipment malfunctions, and escalate to the Maintenance Director when appropriate.
  • Maintain tools, equipment, and work areas in a safe, organized condition; lead safety briefings and enforce OSHA compliance.

What You Bring

  • 5–7 years of property maintenance experience, including supervisory responsibility.
  • High school diploma required; Associate’s degree or trade certification preferred.
  • EPA 608 certification and strong HVAC/R knowledge.
  • Proven leadership skills with the ability to coach, motivate, and develop staff.
  • Working knowledge of building codes, life-safety systems, and OSHA regulations.
  • Ability to read and interpret mechanical, electrical, and plumbing schematics.
  • Strong organizational, prioritization, and budget management skills.
  • Professional communication skills and a resident‑focused mindset.
  • Ability to lift and carry tools, parts, and equipment up to 50 lbs, climb ladders and work at heights, access mechanical rooms/roofs/crawl spaces, and stand, walk, kneel, and bend for extended periods throughout the property.
  • Ability to respond to emergencies outside of normal business hours.

Join a Company That Values Your Expertise
At CPS, your leadership shapes the resident experience and the long-term health of our communities. If you’re ready to bring your technical expertise, problem-solving skills, and commitment to excellence to a company that recognizes and rewards your impact, we’d love to meet you.
