Overview
We are looking for a skilled, reliable Maintenance Lead to oversee physical operations at our community. In this role, you will lead a small onsite team, keep our residents happy with fast repairs, and ensure our buildings stay in peak condition. This is a hands-on position requiring technical skills, leadership abilities, and a customer-first attitude.

Responsibilities:

• Lead the Team: Schedule, assign, and review daily tasks for maintenance technicians and groundskeepers.
• Fix & Repair: Diagnose and solve complex issues with HVAC, plumbing, electrical systems, and appliances.
• Turn Units: Manage the turn process to get vacant apartments ready for new move-ins quickly and efficiently.
• Manage Vendors: Coordinate with outside contractors for specialized projects like roofing or major renovations.
• Stay Safe: Maintain inventory, inspect the property daily, and follow all OSHA safety guidelines.
• On-Call Rotation: Respond to after-hours emergency maintenance requests on a rotating schedule.

Skills

• Experience: 7+ years of experience in residential or apartment property maintenance.
• Leadership: Minimum 2 year of experience supervising or leading a team.
• Certifications: Active EPA Universal/HVAC certification required with solid knowledge.
• Tools & Skills: Must possess your own hand tools and a valid driver's license.
• Physical Ability: Able to lift up to 50 lbs., climb ladders, and work outdoors in varied weather.
• Proficiency: with work order management and record keeping.
• Analysis: skills for diagnosing issues quickly and implementing effective solutions
• Customer service: with clear communication skills in English; ability to collaborate effectively within a team environment
• Gas Certification: Must be willing to become certified.
