Maintenance Manager

About the role

Karaka Pines Rototuna is looking for an experienced hands-on Maintenance Manager to take responsibility for the day-to-day maintenance, grounds and facilities across the village, while leading two part-time Property Team members. This is not a desk-based management role. You will be someone who enjoys getting stuck in, solving problems and personally carrying out maintenance and repair work, while also having the leadership skills to organise and support a small team.

Key responsibilities

• Leading and coordinating two part-time Property Team members
• Planning and allocating daily and weekly maintenance tasks
• Personally undertaking a wide range of hands-on maintenance and repairs
• Preventative maintenance and regular property inspections
• Building, carpentry, painting and general property repairs
• Grounds and garden maintenance
• Maintaining tools, machinery and equipment
• Coordinating specialist contractors when required
• Maintaining the outdoor swimming pool, including water testing, cleaning, filtration and associated equipment
• Ensuring village buildings, grounds and facilities are safe, functional and well presented

About you

• A relevant trade qualification – highly desirable
• Strong hands-on maintenance and repair experience
• A broad range of practical skills
• Good problem-solving and diagnostic ability
• Experience leading, supervising or coordinating staff
• Confidence using hand tools, power tools, machinery and maintenance equipment
• Experience with grounds and garden maintenance
• Good organisational and planning skills
• A strong focus on health and safety
• A current driver's licence
