Working closely with the General Manager and wider onsite team, you will manage planned and reactive maintenance, PPM programmes, contractors and suppliers, building compliance, apartment turnarounds and maintenance expenditure.
This is a hands-on management role requiring strong technical knowledge, excellent organisation and a resident-first approach.

- Maintain detailed knowledge of apartments, amenities, plant rooms and key building systems.
- Oversee building systems including lifts, fire alarms, emergency lighting, AOVs, access control and mechanical and electrical equipment.
- Identify recurring defects and implement appropriate long-term solutions.
- Maintain appropriate maintenance stock, tools and materials.
- Attend or support out-of-hours emergencies where required.
Health, Safety & Compliance
- Coordinate statutory compliance requirements across the development.
- Support Fire Risk Assessments, Health & Safety assessments, audits and associated actions.
- Ensure statutory inspections, testing and servicing are completed within required timescales.
- Undertake and record relevant building safety checks where appropriately trained.
- Ensure contractors comply with approved RAMS, permits to work and site Health & Safety procedures.
- Maintain accurate and auditable maintenance and compliance records.
- Escalate significant Health & Safety, fire safety, compliance or building risks to the General Manager.
Contractors & Suppliers
- Manage day-to-day relationships with PPM providers, contractors and specialist suppliers.
- Coordinate contractor attendance and monitor quality, performance and completion of works.
- Review contractor quotations, RAMS and supporting documentation.
- Obtain and compare quotations to ensure quality and value for money.
- Hold contractors accountable for service standards, timescales and workmanship.
- Support the General Manager with procurement and appointment of contractors and suppliers.
Resident Experience
- Deliver first-class customer service and ensure maintenance activities minimise disruption to residents.
- Provide residents with clear and timely updates regarding reported maintenance issues.
- Ensure reactive works are followed through from initial report to satisfactory completion.
- Monitor resident satisfaction and investigate recurring maintenance concerns.
- Work collaboratively with Resident Services, Leasing and other onsite teams to deliver the Moda service standard.
Apartments & Turnarounds
- Coordinate apartment maintenance inspections and remedial works.
- Support inventory, check-in and check-out inspections where required.
- Ensure maintenance works following move-outs are completed promptly to minimise void periods.
- Work with Cleaning, Leasing and Operations teams to ensure apartments are returned to the required standard.
- Provide photographs, costs and supporting evidence for end-of-tenancy deposit claims where required.
- Identify recurring apartment defects and recommend preventative solutions.
Financial Management & Systems
- Raise and manage Purchase Orders (POs) in accordance with company procurement procedures.
- Use Qube/MRI or similar property management and finance systems to manage POs, expenditure and maintenance records.
- Review quotations and invoices against approved works and POs, investigating discrepancies where required.
