What they need

Maintenance Manager / Lead Technician

Maine Condo Companies | Southern Maine

Maine Condo Companies is a rapidly growing property management company specializing in accounting and property management services for condominium and homeowners associations throughout Maine. We currently manage more than 80 associations and are expanding our services to better serve our communities.

We are looking for an experienced, dependable, and motivated Maintenance Manager / Lead Technician to launch and lead our new in-house maintenance department.

This is an exciting opportunity for someone who enjoys working independently, solving problems, working with their hands, and helping build something from the ground up.

What You'll Do

As our first maintenance employee, you'll play a major role in building our maintenance operation. You'll work directly with our property management team, condominium boards, vendors, and residents to keep our communities operating safely and efficiently.

Responsibilities will include:

  • Responding to and completing maintenance work orders at condominium and HOA properties
  • Performing general repairs and maintenance in common areas and buildings
  • Troubleshooting and repairing doors, locks, hardware, fixtures, drywall, plumbing, and other building components
  • Performing minor carpentry, painting, patching, caulking, and other general repairs
  • Performing preventative maintenance inspections
  • Identifying potential maintenance issues before they become larger problems
  • Maintaining accurate records of work performed, materials used, and time spent
  • Taking photographs and documenting completed work
  • Coordinating with outside licensed contractors when specialized work is required
  • Maintaining company tools, equipment, vehicle, and inventory
  • Maintaining an organized and professional service vehicle
  • Communicating professionally with property managers, association board members, vendors, and residents
  • Helping establish maintenance procedures, pricing, inventory systems, and best practices for the new department
  • Assisting with the development of preventative maintenance programs for our managed communities

The Opportunity

This is not simply a maintenance technician position.

As the first member of our maintenance department, you will have the opportunity to help build the department from the ground up. The successful candidate will have significant input into:

  • Maintenance procedures and systems
  • Tools and equipment
  • Service vehicle setup
  • Inventory management
  • Preventative maintenance programs
  • Work-order processes
  • Vendor relationships
  • Future hiring and training

As the department grows, there will be an opportunity to take on additional leadership responsibilities and potentially supervise additional technicians.

What We're Looking For

We are looking for someone who is:

  • Experienced in general building maintenance, facilities maintenance, property maintenance, or a similar field
  • Highly dependable and self-motivated
  • Comfortable working independently
  • A strong problem solver
  • Able to communicate professionally with customers and coworkers
  • Organized and capable of managing multiple work orders
  • Comfortable using smartphones and basic technology to document work
  • Safety-conscious
  • Able to lift, carry, climb ladders, and perform physical maintenance work
  • Able to pass a background check and maintain a valid driver's license

Experience with the following is a plus:

  • Carpentry
  • Plumbing
  • Electrical
  • Drywall and painting
  • Door and lock hardware
  • Preventative maintenance
  • Apartment, condominium, HOA, or commercial property maintenance
  • HVAC troubleshooting
  • Snow and ice-related property maintenance

You do not need to be an expert in every trade. We are looking for someone with strong general maintenance skills, good judgment, and the ability to figure things out.

Compensation & Benefits

Salary: $70,000–$80,000 per year, depending on experience.

Benefits include:

  • Company-provided service vehicle
  • Company-provided tools and equipment
  • Company cell phone
  • 100% employer-paid health insurance
  • 30 days PTO
  • 3% retirement match
  • Dental and vision insurance available
  • Annual bonus opportunity
  • Consistent Monday–Friday schedule
  • Opportunity for additional compensation as the department grows

This is a full-time, Monday–Friday position with a primarily daytime schedule. The position will focus on scheduled maintenance, work orders, preventative maintenance, and other property service needs. The Maintenance Manager will participate in a rotating on-call schedule, typically covering one week at a time, with after-hours emergency calls supported by our network of trusted emergency-service vendors.
