Job Title: Part-Time Handyman/Maintenance Person

Location: Spirt Mountain Villas - Duluth, MN

Job Type: Part-Time 10-20 hours/week. $19-20/hour depending on experience

Job Overview:

We are seeking a reliable and skilled part-time Handyman/Maintenance Person to manage the upkeep and maintenance of a 14-unit cabins reporting directly to the General Manager. The ideal candidate will possess strong general maintenance skills and be able to handle a wide range of tasks, ensuring the property is clean, safe, and functional for all residents. This role is crucial in maintaining the property's value and providing excellent service to tenants.

Key Responsibilities:

• Perform routine maintenance and repairs to residential units and common areas, including basic plumbing, electrical, and HVAC systems.
• Handle minor repairs, including fixing leaky faucets, replacing light bulbs, and repairing doors, locks, and light appliance work.
• Respond promptly to maintenance requests from tenants.
• Conduct regular property inspections to identify and address potential issues.
• Maintain and repair landscaping, parking lot, and exterior areas as needed.
• Plowing snow, clearing walkways and steps, and mowing lawn (we have a truck with a plow and a snowblower).
• Ensure the property complies with safety regulations and building codes.
• Maintain accurate records of maintenance requests, work completed, and any materials used.
• Communicate effectively with tenants, property management, and vendors.
• Perform occasional cleaning duties for common areas or as needed.

Skills & Qualifications:

• Previous experience in maintenance or handyman work (preferably in commercial settings).
• General knowledge of plumbing, electrical, and mechanical systems.
• Ability to use hand tools, power tools, and basic equipment for repairs and maintenance tasks.
• Ability to lift heavy objects and perform physical tasks.
• Strong problem-solving skills and attention to detail.
• Good communication skills and ability to interact professionally with General Manager and occasionally with guests.
• Ability to work independently and prioritize tasks.
• Reliable, punctual, and trustworthy.
• Availability for on-call emergencies (as needed).
• Must have a valid driver’s license
