Maintenance - Porter Position

Porter/Maintenance individual needed for an apartment complex in the Hudson Valley area. Applicant must have cleaning experience and some knowledge of apartment preparation HVAC, plumbing, electrical, painting, landscaping, custodial duties, etc. Must live on property. In addition to the compensation noted, the superintendent has the use of an apartment and its utilities.

ESSENTIAL JOB FUNCTIONS:

• Clean and maintain all common areas, including front lobby, hallways, restrooms, elevators, stairways, parking areas and vacant units.
• Maintain floors, vacuum carpets and rugs, wash and wax hard surfaces, and clean tile grout.
• Wash walls, doors, and windows in shared areas.
• Replace light bulbs in common area lighting fixtures as needed.
• Ensure all trash receptacles are emptied, and waste is transported to the designated disposal area.
• Monitor and restock sanitary and cleaning supplies to maintain proper inventory levels.
• Assist with light maintenance duties such as replacing air filters, minor touch-ups, and basic repairs.
• Support seasonal upkeep tasks, including periodic and as needed snow removal and grounds maintenance.
• Maintain a professional appearance and represent the community with a positive and courteous attitude.
• Perform other related duties as assigned.

ANTICIPATED SALARY RANGE:

• $20.00 - $25.00 / hour
• Use of a 2-bedroom Apartment
• Weekly Pay

Qualifications:

• 1–2 years of janitorial, cleaning, or porter experience in residential or commercial settings.
• Basic knowledge of light maintenance tasks is a plus.
• Snow removal and landscaping experience a plus.
• Comfortable working with and around cleaning agents and equipment.
• Ability to complete daily assignments with minimal supervision.
• Strong time management skills and attention to detail.
• Reliable transportation required.
• Ability to lift and move up to 50 lbs.

· Maintain cleanliness of the community through general floor care, wall cleaning and urgent issues

· House maintenance such as bulb replacement, toilet issues, etc

· Performs other duties as requested.

JOB REQUIREMENTS

· Facilities experience with strong working knowledge of building systems.

· Proficiently skilled in plumbing, electrical, mechanical, and basic construction.

· Customer service skills.

· Self-starter.

· Ability to communicate clearly with on-site manager and residents.

· Demonstrated ability to manage multiple and complex operational matters on a daily basis.

Position is live-in, and candidate must be able to respond to emergencies 24/7.

Compensation will include a large two (2) bedroom loft and utilities free of charge.
