What they need
Maintenance Supervisor Roami – Miami, FL
About Roami
Roami is a modern hospitality brand offering design-forward apartments and boutique-style stays in prime urban locations. We combine the comfort of home with hotel-level service, delivering seamless, tech-enabled guest experiences.
The Role
The Maintenance Supervisor is a market-level field leadership role responsible for the day-to-day execution of all maintenance operations across Roami’s properties. Reporting directly to the Senior Operations Manager, this position bridges the gap between strategic maintenance oversight and frontline technical execution —directly supervising Maintenance Technicians, managing daily work order flow, enforcing quality standards, and serving as the Senior Operations Manager’s primary maintenance resource on the ground.
This is a working supervisor role — the Maintenance Supervisor is expected to be hands-on in the field alongside their team, leading by example, ensuring quality work is completed on time, and maintaining a real-time understanding of maintenance conditions across all market properties. The ideal candidate is technically strong, an effective team leader, and deeply committed to delivering a safe, well-maintained product that protects the guest experience and Roami’s review scores
Responsibilities:
1. Technician Supervision & Daily Direction
- Directly supervise all Maintenance Technicians across assigned market properties — serving as their primary point of accountability, direction, and support on the ground each shift.
- Assign daily work orders to technicians based on priority level, skill set, property location, and the day’s operational needs — ensuring the right tech is on the right job at all times.
- Monitor technician pace, productivity, and work quality throughout the shift, making real-time assignment adjustments to keep the ticket queue moving without impacting guest arrivals.
- Lead by example in the field — this is a working supervisor role and the Maintenance Supervisor is expected to be hands-on alongside their team when needed.
- Report any technician performance concerns, attendance issues, or conduct matters to the Senior Operations Manager promptly and with supporting observations.
2. Work Order Management & Ticket Triage
- Monitor the daily maintenance ticket queue across all market properties — assessing urgency, assigning to the appropriate technician, and tracking progress from assignment through to completion.
- Prioritize guest-impacting tickets as the highest urgency and ensure they are assigned, in progress, and resolved within the shortest possible timeframe.
- Keep the ticket queue accurate and up to date at all times — ensuring no ticket ages beyond its appropriate resolution window without a documented reason and escalation to the Senior Operations Manager.
- Identify recurring issues or patterns in the ticket queue and bring them to the Senior Operations Manager’s attention with observations and a recommended corrective approach.
- Escalate any ticket requiring vendor support, specialized skills beyond the team’s capability, or significant material spend to the Senior Operations Manager for direction.
3. Quality Control & Unit Readiness
- Conduct quality checks on maintenance work completed by technicians before units are returned to guest-ready status — verifying repairs are durable, safe, complete, and meet Roami’s presentation standards.
- Perform regular property walk-throughs to proactively identify maintenance conditions, safety hazards, or unit readiness issues before they become guest-facing problems.
- Ensure all units cleared by the maintenance team are fully ready for housekeeping before they are handed off — coordinating with the Housekeeping team on any units requiring both maintenance and housekeeping attention before check-in.
- Document and report all quality findings, recurring maintenance conditions, and property-wide concerns to the Senior Operations Manager with context and recommended next steps.
4. Preventative Maintenance Oversight
- Oversee the execution of the market-wide quarterly preventative maintenance (PM) schedule as directed by the Senior Operations Manager — assigning PM tasks to technicians, tracking completion, and ensuring all work is done on time and to standard.
- Conduct quality checks on completed PM work and document all findings, including any conditions discovered during PM inspections that require follow-up repair or vendor attention.
- Coordinate PM scheduling with the Senior Operations Manager around occupancy calendars to minimize disruption to guest arrivals and unit availability.
- Report PM completion status and any outstanding items to the Senior Operations Manager on a regular basis.
5. GX Team & Cross-Functional Coordination
- Serve as the maintenance team’s primary liaison with Roami’s GX team throughout each operational shift — receiving guest-reported maintenance tickets, assigning them to the appropriate technician, and providing real-time status updates to the GX team.
- Ensure guest-impacting maintenance issues surfaced by the GX team are treated as the highest priority and are resolved or meaningfully mitigated as quickly as possible.
- Communicate proactively with the GX team when a maintenance issue will delay unit availability for an arriving guest — providing an accurate estimated resolution time so the guest experience can be managed appropriately.
- Coordinate with Housekeeping Supervisors and Guest Service Associates on unit status, shared unit readiness priorities, and any conditions that require both maintenance and housekeeping attention before a unit is released.
- Serve as the first escalation point for maintenance-related emergencies within the market during the shift, resolving what can be handled at the floor level and escalating immediately to the Senior Operations Manager when needed.
6. Technician Training & Development
- Support the onboarding and hands-on training of all new Maintenance Technicians under the direction of the Senior Operations Manager — ensuring each new hire understands Roami’s quality standards, ticket processes, safety requirements, and guest impact expectations before working independently.
- Conduct side-by-side field training with new technicians during their initial shifts, providing real-time feedback and correction to establish strong habits from day one.
- Identify skill gaps, development opportunities, or recurring performance patterns within the technician team and communicate them to the Senior Operations Manager for coaching and follow-up.
- Model Roami’s professionalism, quality standards, and guest-first mindset in every field interaction — the Maintenance Supervisor sets the tone for the entire technician team.
7. Tool, Supply & Vehicle Management
- Ensure all technicians maintain their assigned tools, equipment, and work vehicles in clean, organized, and fully functional condition throughout each shift.
- Monitor team supply and material inventory levels across all assigned properties and notify the Senior Operations Manager when stock is running low — before shortages impact the team’s ability to complete assigned work.
- Ensure all supply and material requests follow Roami’s internal ordering and purchasing processes — no unauthorized purchasing by any technician on the team.
- Keep all work areas, vehicles, and property storage spaces clean, organized, and secured at the end of each shift.
8. SOM Partnership & Reporting
- Serve as the Senior Operations Manager’s primary maintenance resource on the ground — keeping the SOM informed in real time on ticket volume, team performance, property conditions, and any emerging maintenance risks.
- Provide the Senior Operations Manager with regular updates on open ticket status, PM completion progress, technician performance, and any market-wide maintenance conditions that require SOM awareness or decision.
- Surface issues to the Senior Operations Manager with context, a clear description of the situation, and a recommended course of action — not just a problem report.
- Represent the Senior Operations Manager’s maintenance standards and expectations across all technician interactions and property visits in their absence.
- Note: Vendor selection, contract decisions, budget authority, and market-wide scheduling are owned by the Senior Operations Manager. The Maintenance Supervisor supports execution within established parameters.
9. Safety & Compliance
- Ensure all Maintenance Technicians perform their work in full compliance with applicable safety standards, building codes, and Roami’s established maintenance procedures at all times.
- Verify correct use of personal protective equipment (PPE), proper chemical handling, and safe equipment operation by all technicians throughout each shift.
- Report any safety hazards, code violations, or conditions requiring immediate attention to the Senior Operations Manager without delay.
- Ensure all safety data sheets (SDS), equipment manuals, and compliance documentation are accessible and followed across all properties.

3–5 years of hands-on experience in property maintenance, facilities management, or a related trade, with at least 1 year in a supervisory or team lead capacity.
Broad technical knowledge across multiple maintenance disciplines including plumbing, electrical, HVAC, appliance repair, carpentry, and general repairs.
Demonstrated ability to direct, assign, and hold accountable a team of maintenance technicians across multiple properties.
Experience monitoring and managing a work order or ticket queue — assigning, tracking, and closing tickets with accuracy and urgency.
Strong quality inspection skills — able to evaluate completed maintenance work and identify deficiencies before units are returned to service.
Clear, real-time communicator — able to keep the Senior Operations Manager and GX team accurately informed on ticket and team status throughout the shift.
Valid driver’s license and ability to travel locally across all market properties daily.
Physically able to perform maintenance tasks, lift up to 50 lbs., climb ladders, and work in varied field conditions throughout the full shift.
Available for on-call emergency response as directed by the Senior Operations Manager.
Experience in short-term rental, multifamily, or hospitality property maintenance at a supervisory level.
Trade certification or vocational training in HVAC, electrical, plumbing, or a related discipline.
Familiarity with maintenance ticketing or work order management platforms.
Experience developing or delivering field-level training for maintenance staff.
Knowledge of OSHA standards and local building code requirements.
Bilingual communication skills are a plus.
