Maintenance Supervisor
Position Summary
The Maintenance Supervisor leads all maintenance operations to protect and enhance the community’s physical assets, resident experience, and net operating income. This role partners closely with the Community Manager to plan, schedule, and complete service, make-ready, and preventive maintenance work on time, within budget, and in compliance with safety, environmental, and housing regulations.
Essential Duties and Responsibilities
Service Operations
- Review, prioritize, and complete service requests within company targets, typically within 24 hours when feasible.
- Diagnose and repair common building systems and components: HVAC, electrical, plumbing, appliances, doors and hardware, windows and sliders, roofing and gutters, irrigation, pools and spas, lighting, flooring and finishes, fences and gates, stairs and railings.
- Manage after-hours on-call rotation and respond to emergencies.
- Maintain clean, safe, and orderly shops, maintenance areas, and common spaces.
Make-Ready and Turns
- Oversee the full make-ready process, including pre-move-out inspections, punch lists, scheduling trades, ordering parts, executing repairs, and final quality checks.
- Coordinate schedules to turn vacant homes in three to five business days when possible.
Preventive Maintenance and Inspections
- Build and execute a written preventive maintenance program with monthly tasks and seasonal projects.
- Conduct regular property and life-safety inspections, including lighting, pools, fire and safety devices, and building systems.
- Identify cost-saving opportunities by repairing rather than replacing when safe and appropriate.
Team Leadership and Vendor Management
- Lead, train, and coach maintenance staff. Assign daily work, set quality standards, and review completed work.
- Obtain and evaluate competitive bids. Verify contractor insurance and scope compliance. Inspect vendor work for quality and completeness.
Budget, Purchasing, and Inventory
- Manage maintenance budgets, process purchase orders and invoices, and track expenses.
- Maintain accurate parts inventory and reorder levels to minimize downtime while staying within budget.
Records, Compliance, and Policies
- Maintain accurate records in the work order and property management systems, including logs for keys, shut-offs, meters, pools, chemicals, and inspections.
- Ensure compliance with Fair Housing, EPA Section 608, OSHA, pool regulations, and applicable codes.
- Maintain current Safety Data Sheets and lead regular safety meetings. Promptly report and document workplace incidents.
Resident Experience and Communication
- Model professional, courteous service.
- Follow up on completed work to confirm resident satisfaction and address any concerns promptly.
Supervisory Responsibilities
- Directly supervise maintenance team members. Responsibilities include hiring, onboarding, training, scheduling, performance feedback, and discipline in accordance with company policy and applicable laws.
Qualifications
Education and Experience
- High school diploma or GED.
- Two or more years of multifamily maintenance experience, including one year in a lead or supervisory capacity preferred.
Licenses and Certifications
- EPA Section 608 certification required. Universal preferred.

- Valid driver license and acceptable driving record.
Knowledge, Skills, and Abilities
- Proficient with diagnostics and repair of HVAC, electrical, plumbing, and appliances.
- Strong planning, time management, and follow-through.
- Ability to read basic schematics and manuals, use property software and Microsoft Office, and maintain accurate records.
- Professional communication with residents, teammates, vendors, and inspectors.
- Commitment to safety, preventive maintenance, and continuous improvement.
Physical Demands
- Regularly stand, walk, reach, climb ladders, bend, kneel, and work in confined spaces or at heights.
- Frequently lift or move up to 50 pounds and occasionally more with assistance.
- Vision sufficient for inspections and detailed work. Hearing sufficient to detect alarms and equipment issues.
- Operate hand and power tools, ladders, lifts, and standard maintenance equipment.
Work Environment and Schedule
