Maintenance Supervisor

Job Overview

We are seeking a dedicated and hands-on Apartment Maintenance Supervisor to oversee the maintenance operations of our residential community. This role requires active participation in day-to-day repair and maintenance tasks, ensuring that all apartment units and common areas are well-maintained, safe, and functional. The ideal candidate will possess strong technical skills, leadership abilities, and a proactive approach to problem-solving. As a key team member, you will directly perform maintenance duties while supervising and guiding maintenance staff to uphold high standards of property upkeep.

Responsibilities

• Perform hands-on repairs and maintenance tasks across various systems including plumbing, electrical, HVAC, carpentry, and appliance repairs.
• Conduct routine inspections of apartments and common areas to identify issues and prioritize repairs.
• Respond promptly to maintenance requests from residents or management to ensure timely resolution.
• Supervise and coordinate the work of maintenance technicians or staff, providing guidance and support as needed.
• Maintain accurate records of work orders, repairs performed, and parts inventory.
• Ensure compliance with safety regulations and proper use of tools and equipment during all maintenance activities.
• Assist in planning preventative maintenance schedules to minimize future issues.
• Collaborate with property management to coordinate large repairs or upgrades while maintaining resident satisfaction.

Skills

• Proven experience in building maintenance or a similar hands-on technical role within residential or commercial properties.
• Strong knowledge of plumbing, electrical systems, HVAC, carpentry, and appliance repair.
• Ability to perform physical tasks including lifting heavy objects, working at heights, or in confined spaces.
• Excellent problem-solving skills with a proactive attitude toward troubleshooting issues as they arise.
• Leadership ability to supervise and motivate maintenance staff effectively while actively participating in work tasks.
• Good organizational skills for managing work orders, inventories, and documentation.
• Strong communication skills for coordinating with residents, management, and team members.
• Commitment to safety procedures and maintaining a clean work environment.
