What they need

Job Overview

We are seeking a dynamic, highly skilled, and hands-on Maintenance Supervisor to lead our maintenance team at Trifecta on Red Mile, a newly renovated multifamily community. This position offers an exciting opportunity for an experienced maintenance professional to oversee the day-to-day operation, safety, reliability, and overall condition of the community while leading a team committed to providing exceptional service to our residents.

The Maintenance Supervisor will be responsible for leading, training, and developing the maintenance team, coordinating work orders and preventative maintenance, troubleshooting building systems, and ensuring apartments and common areas are maintained to the highest standards. This role will oversee a broad range of HVAC, plumbing, electrical, appliance, mechanical, and general building maintenance while ensuring all work is completed safely, efficiently, and in accordance with company standards.

As a key member of the community leadership team, the Maintenance Supervisor will work closely with the Property Manager and other departments to prioritize projects, manage vendors and contractors, monitor inventory and maintenance expenses, and ensure timely completion of repairs and projects.

The ideal candidate is a proactive leader and problem solver who takes ownership, has strong technical knowledge, and understands that exceptional maintenance is an essential part of resident satisfaction and successful property operations.

Duties

  • Lead, supervise, train, and develop the maintenance team.
  • Schedule and prioritize daily maintenance activities, service requests, preventative maintenance, and special projects.
  • Ensure resident work orders are addressed promptly and professionally, with a strong focus on customer service.
  • Diagnose and repair HVAC, plumbing, electrical, appliances, and other building systems.
  • Oversee preventative maintenance programs to minimize equipment failures and extend the life of community assets.
  • Conduct regular inspections of apartments, common areas, mechanical rooms, building systems, and grounds.
  • Coordinate and supervise outside contractors and vendors, ensuring work is completed properly, and within established timelines.
  • Manage maintenance inventory, tools, equipment, and supplies while maintaining appropriate cost controls.
  • Assist with apartment turns, renovations, capital projects, and quality-control inspections.
  • Maintain accurate maintenance records, work-order documentation, inspections, and preventative maintenance logs.
  • Identify opportunities to improve efficiency, reduce costs, and enhance the overall performance of the maintenance operation.
  • Respond appropriately to emergency maintenance situations and provide leadership during after-hours emergencies when required.
  • Partner closely with the Property Manager and leasing team to ensure the community is maintained to a high standard and apartments are ready for move-in.
  • Foster a positive, accountable, and team-oriented work environment where employees are encouraged to grow and take pride in their work.

Qualifications

  • Previous experience as a Maintenance Supervisor, Lead Maintenance Technician, or similar leadership role, preferably in multifamily housing, commercial facilities, or a related environment.
  • Strong knowledge of HVAC, plumbing, electrical, appliance repair, and general building systems.
  • Demonstrated ability to lead, coach, and hold a maintenance team accountable.
  • Strong troubleshooting and problem-solving skills.
  • Excellent organizational and communication skills.
  • Ability to prioritize multiple projects and respond effectively to changing needs.
  • Strong attention to detail and commitment to quality.
  • Ability to work independently while collaborating effectively with property management and other departments.
  • A strong customer-service mindset and professional demeanor.
  • EPA certification, HVAC certification, or other relevant technical certifications are a plus.
