Maintenance Supervisor

Location: Madisonville, Tennessee
Schedule: Part-time, approximately 25–30 hours per week
Compensation: $22–$26 per hour, based on experience and qualifications

Windsong Apartments is seeking a dependable, experienced, and hands-on Maintenance Supervisor to oversee maintenance operations for Mountain View and New Adventure Apartments, a locally managed portfolio of approximately 60 apartment units in Madisonville, Tennessee.

This position is ideal for someone who can effectively lead a small maintenance team while also working alongside the team to complete repairs, apartment turnovers, preventative maintenance, and property improvements.

Responsibilities

• Establish daily priorities and coordinate work assignments for the maintenance team.
• Monitor open work orders and ensure repairs are completed accurately and promptly.
• Perform and oversee general apartment maintenance, including basic plumbing, electrical, HVAC troubleshooting, appliance repair, carpentry, painting, and other routine repairs.
• Manage apartment turnovers and ensure vacant units are completed and ready for new residents on schedule.
• Conduct routine inspections of buildings, vacant units, common areas, grounds, decks, and other property features.
• Oversee landscaping and curb appeal, including mowing, trimming, weed control, cleanup, and seasonal maintenance.
• Develop and follow a preventative maintenance schedule.
• Coordinate specialized repairs with outside contractors and vendors when necessary.
• Order supplies and materials while monitoring cost, quality, and availability.
• Maintain accurate time records and detailed descriptions of completed work by property and unit.
• Communicate regularly with the property manager and ownership regarding priorities, project status, and maintenance concerns.
• Participate in the weekly Monday morning team meeting.
• Respond to occasional urgent maintenance situations as needed.

Qualifications

• At least three years of general maintenance, construction, or property maintenance experience preferred.
• Prior apartment maintenance or supervisory experience strongly preferred.
• Working knowledge of basic plumbing, electrical, HVAC, appliances, carpentry, painting, and general repairs.
• Ability to organize projects, prioritize work, delegate responsibilities, and inspect completed work.
• Strong communication, time-management, and problem-solving skills.
• Dependable, professional, and comfortable interacting with residents.
• Valid driver’s license and reliable transportation.
• Ability to use a smartphone or tablet for work orders, timekeeping, photographs, and communication.
• HVAC or EPA certification is preferred but not required.
• Ability to work indoors and outdoors, use ladders and common maintenance equipment, and lift up to 50 pounds with or without reasonable accommodation.

Schedule

This is a part-time, on-site position averaging approximately 25–30 hours per week. The regular schedule will primarily consist of weekday morning hours and will include attendance at the Monday morning team meeting. Occasional additional hours may be available based on apartment turnovers, projects, or urgent maintenance needs.
