About the Role
Seeking an experienced Maintenance Supervisor to help lead the daily maintenance, repair, custodial, and preventative maintenance operations of a luxury high-rise condominium community.
This is not an entry-level maintenance position. The ideal candidate has hands-on building maintenance experience, strong supervisory skills, and the ability to maintain high standards in a residential high-rise environment. This role requires someone who can lead a team, complete and follow up on work orders, communicate professionally with residents, coordinate with vendors, and keep the property clean, safe, organized, and operating efficiently.
The Maintenance Supervisor reports to the Chief Building Engineer and General Manager.
Key Responsibilities Maintenance, Repairs, and Work Orders
- Perform and oversee routine maintenance and minor repairs throughout the property.
- Ensure daily service requests and work orders are completed, documented, and followed up on.
- Inspect incomplete work orders and verify resident satisfaction when appropriate.
- Troubleshoot common building maintenance issues involving plumbing, electrical, appliances, carpentry, doors, fixtures, lighting, and general repairs.
- Maintain common areas, back-of-house areas, equipment rooms, storage areas, and maintenance spaces to a high standard.
Staff Supervision
- Supervise maintenance, utility, custodial, and housekeeping team members.
- Assign daily work, monitor progress, and ensure tasks are completed properly and on time.
- Train new team members on building standards, safety practices, equipment use, and service expectations.
- Promote accountability, productivity, teamwork, and professionalism among staff.
- Identify opportunities to improve efficiency, workflow, and service quality.
Property Inspections and Preventative Maintenance
- Conduct regular interior and exterior inspections of the property.
- Identify maintenance concerns, safety issues, repair needs, and areas requiring improvement.
- Oversee and perform preventative maintenance tasks.
- Maintain accurate maintenance logs, inspection records, and work-order documentation.
- Assist with long-term maintenance planning and property improvement needs.
Inventory, Tools, and Supplies
- Manage maintenance inventory, tools, parts, and supplies.
- Keep the maintenance shop clean, safe, organized, and properly stocked.
- Track supply needs and communicate purchasing requirements to management.
- Help ensure equipment is maintained properly and warranty requirements are followed.
Vendor and Contractor Coordination
- Communicate professionally with vendors, contractors, residents, staff, and management.
- Assist with scheduling, escorting, and monitoring contractor work when needed.
- Report vendor performance concerns or incomplete work to management.
- Support building projects and repairs as directed.
Safety, Compliance, and Emergency Response
- Ensure work is performed safely and in compliance with OSHA, health codes, and building standards.
- Maintain clean and safe work areas.
- Respond to maintenance emergencies during normal hours and after hours when on call.
- Exercise sound judgment during urgent situations and communicate clearly with management.
Reporting and Communication
- Provide regular updates to the Chief Building Engineer and General Manager.
- Prepare and submit monthly maintenance reports.
- Communicate maintenance issues, repair needs, resident concerns, and staffing matters promptly.
- Promote positive working relationships with residents, employees, vendors, and management.
Required Qualifications
Qualified applicants should have:
- Minimum 4 years of maintenance experience in property management, residential buildings, hotels, condominiums, commercial facilities, or a related environment.
- Prior experience supervising or leading maintenance, custodial, or facilities staff.
- Working knowledge of basic plumbing, electrical, carpentry, appliance repair, lighting, doors/hardware, painting, and general building repairs.
- Ability to read, manage, and complete work orders accurately.
- Strong communication, organization, follow-up, and time-management skills.
- Ability to prioritize competing tasks and work under pressure.

- Trade school, vocational training, or technical certification.
- Knowledge of preventative maintenance programs.
- Experience coordinating vendors and contractors.

- Lift, carry, push, or pull up to 75 pounds.
- Stand, walk, bend, kneel, climb, and reach throughout the workday.
